    Second stay here. Good value, friendly and great food. Rooms are a bit tired. Also quite a walk to the town centre with no pavement.

    When I saw this place advertised, I thought that it would be the ideal location to explore the amazing city of Ypres and surrounding areas. It's close to Boezinge and Pilkem, and is a six or seven minute drive from Ypres centre (or a thirty minute walk if you're feeling energetic).However, what they don't make very clear in the blurb is that the establishment is in the middle of an enormous industrial estate. On the plus side, there is ample on-site car parking, but you sure need to be wary of those articulatd lorries! The check in was fine: very efficient English-speaking receptionist told us everything we needed to know and directed us to the adjacent "annexe". This was disappointing as it was little more than a glorified hostel. We got the last room (twin beds), which was well maintained but shabby - muddy boots at the end of the day have taken their toll over time. The colour scheme was uninspiring grey and/or beige (I forget which). My single bed was so worn out that every time I moved it bounced and creaked loudly, keeping my wife awake. The establishment appears to be a favourite with the Belgian cycling community. This wasn't really an issue until around midnight on the first day of our stay, when a group of loud-mouthed, p*****-up Belgians arrived back at their room, which was unfortunately next door to ours. They continued to shout and shriek loudly until around 2 am. I would have risen to challenge them, but I was just too tired to get out of the creaky pit, get dressed and confront them. The facilities in the room were OK but, strangely, there was no cold water available from the bathroom taps, so we sensibly relied on bottled water.On the positive side, the breakfast the following morning was very good inded. Attentive and efficient staff kept the area clean and clear whilst we served ourself to an array of continental fayre, as well as as close to a full english as you could wish for. The sausages and scranbled eggs deserve a mention in dispatches.Overall, quite good, but don't expect even three star standards. Perhaps a room in the main building would have been more comfortable, so I recommend that you enquire about this prior to booking. At more that 100 Euros per night, a tired grey room in a noisy annexe is NOT good value for anyone's money.

    Really nice with great friendly staff , quiet cozy clean rooms with everything you would need for an over night stay.5 min drive into city to the Mennen Gate

    If this was a cheap and cheerful hotel it would be acceptable, however it is not cheap and definitely not cheerful. Roof falling down in my bathroom, beds were like sleeping on boards. Towels thrown down in the middle of the corridor, obviously to soak up a leak, towels still there 12 hours later.Not very friendly staff.Couldn’t wait to leave, so much in fact, we didn’t even stay for breakfast.
