    The Booking.com advertising is misleading. The swimming pool was a sludge pond; the toilet was blocked, quality of "deluxe" room was dire, air-con ineffective. Had to sign day before for tiny breakfast. We checked in, then immediately after seeing how terrible the place was left.We felt Booking.com misleading us and have asked for a full refund.We moved to a far better hotel nearby.

    Photos are very deceptive , very scruffy and poor upkeep.Beds are rock hard , pool was unusable, TV. doesn’t work. We tried to give the place a chance but left after an afternoon as it was dreadful. No atmosphere as no other guests think people are getting turned off by the place.It badly needs investment to bring it back to where it was .

    TLDR: If you only need a big cheap room for a single night, this might suffice. For anything longer, expect cockroaches, bedbugs, poor service, and unreliable facilities. Pros:- Spacious rooms with large beds- Affordable (£70 for 3 nights) as a stopover between Phnom Penh and Siem Reap- Found a great tour guide/driver Zaky (+855 96 929 8091)- One receptionist was genuinely helpful and apologeticCons:- Pests: Found not one, or two but THREE cockroaches in the bathroom within 10-15 minutes of arrival in the evening.- Cleanliness: Sheets were pilling; robe provided had torn holes. Through the whole month travelling Cambodia and Vietnam this was the ONLY place we had BED BUG bites (or something). Pool was dirty. - Food: When pre-ordered breakfast was unavailable and replaced with just a plate of bread. Breakfast buffet food was left under mesh lids, attracting flies.- Unreliable facilities: Wi-Fi down for a day, no specific room WiFi (102) advised to join other rooms. Terrible TV. Padlock for the room and no functioning key card system. - Customer service: Several staff were dismissive. When I found the 3rd cockroach and reported it there was a different receptionist said "what do you want me to do about it". Felt more like they were doing guests a favour than offering hospitality.- Noise: Loud scratching/flapping noises one night, we thought someone was in the bathroom, but must've been the ceiling. NOT four stars at all. Maybe WAS good, but not anymore. We stayed only because we had full day tours away from the hotel and pre-booked pick-up we couldn't change.

    A little out of town through muddy roads with potholes, the hotel is in serious need of refurbishing. True many resorts suffered during Covid but it is 2 years on. Rooms are reasonably sized but door locks are non existent and main door locks with a padlock. Bathroom very small with very annoying motion control lights going off after 5 seconds. Gardens could be nice if maintained. Breakfast was pretty basic. I would not choose to stay there again, but for $30 still too expensive for the experience.

    A wonderful garden, nice rooms and bathrooms, good restaurant and very polite and efficient staff. The hotel is a quiet oasis far from the noisy Battambang and the ratio price quality is perfect. A perfect place in Cambodia
