    Terrible. We booked a garden villa but they gave us a standard villa which was very dirty, the floor, the sheets and the windows as you can see in photos. We could not stay there, so we had to pay another hotel for the whole period. They said we could leave with free cancellation, but we are still trying to recover the money.

    For a full two weeks, we have stayed in room 2C, which is the biggest one here. It has a large room with daybed (turned out to be very useful) but no separate chair or sofa so watching TV is a little unpractical. Large bedroom on the mezzanine which does not have a proper double bed but two single beds put together; reading lights (if you can call them that, they’re very big hanging from the ceiling) can’t be individually operated. Large bathroom with lots of daylight and at least 5 different tiles (we don’t mind), the shower curtain really needs to be replaced (so does the not-much-newer replacement we were given), a proper towel rack near the shower would be useful (now, it's a wooden ladder with chipped paint, that all guests seem to put next to the shower), the toilet works very well. Very nice large balcony that’s hardly overlooked with two seats and a fridge (little weird), as well as water cooker, mugs and microwave. Helpful staff/receptionist (Farida: you’re the best!), excellent breakfast (Thai, English, American – scrambled eggs, no omelet). Property is somewhat like a village: a long narrow “street”, that starts off with smaller rooms, then a few somewhat bigger rooms, and at the end of the property the biggest ones. Lots of plants and shrubs, large bamboo, and a few cats that live here. There are a few issues that need to be addressed: sheets were worn and had a few holes here and there, the shower curtain needs to replaced by a brand new one and the shower drain needs to be cleaned every day, room cleaning needs to be more thorough and curtains need to be fixed as they were coming off and so could not be closed properly. Chiangmoi Little Village is situated ideally just outside the old part of the city. In the same street (Chiang Moi Road) a few doors down you will find the small vegan-vegetarian restaurant May Kaidee (absolutely very very highly recommended!!!), White House laundry (same day return), Japanese restaurant Sakura (highly recommended by my husband, best gyozas ever), lovely temple Wat Ou Sai Kham right opposite the hotel (mention this temple to the taxi driver), Times Bookstore; two blocks away you'll find Wat Mahawan (Lanna-Burmese temple, do have a look), Book Zone (found some great books here), Tha Phae Gate, a Chinese supermarket, Boots etc., all within easy walking distance. In spite of aforementioned issues, we will definitely stay here again next time we travel to Chiang Mai!

    Terrible hotel, shower temperature is cold or colder, no staff around, its full of mosquitos and in need of renovation, there are plenty of other places nearby to stay for a similar price, and even the hostels look nicer than this hotel!!!!!

    Good points : great location (walking distance from the old town and near lots of great bars and places to eat), nice, friendly staff and quirky decor. Negative points : room lacking some basic facilities (which would be really easy to add). There was nowhere to put your clothes, except 4 wall hooks. We were there 8 days so would have really liked to have been able to unpack a bit. No mirror or dressing table area in the bedroom. The kettle plug didn’t reach a power socket from any of the surfaces, so I had to hold it while it boiled. There were quite a few holes in the bed linen and towels (pictures attached). The room was really clean when we checked in but wasn’t cleaned that well once we were there (especially the bathroom and shower plug area which got blocked and wouldn’t drain properly) We had to complain about the cleanliness and, fair pay to the staff, they did rectify this straight away.Note - we stayed in one of the double, upstairs rooms with a balcony, it’s got light blue decor. Overall, this could be a great place if a little more thought and ‘love’ was put into it.

    Friendly and welcoming, good location close to the old walled city

    A really sweet little place just outside of the historic old walled city, very close to the old Tha Phae gate. Very convenient location for getting around the old city of Chiang Mai with lots of shops, bars, restaurants and historic temples nearby. I stayed here for 5 nights to run the Chiang Mai marathon on 22nd December. My room was very clean and comfortable with a big walk-in shower and complimentary shower gel, shampoo and conditioner. The staff were extremely friendly and welcoming, they even cooked me my own separate breakfast each morning as I am vegan and didn't want noodles or rice cooked with eggs. I would definitely stay here again when I visit Chiang Mai. The only little downside was that there was a bit of noise at night from a neighbouring bar or hostel, though it never went on too late.
