    I stayed here for 4 nights The hotel is 45 minutes from the airport in a business district with plenty of restaurants and some shops nearby. The hotel is well kept and clean. The check-in was fast and very welcoming. The room I had was on the first floor, with a reasonable size for working and sleeping. The breakfast has a reasonable selection and was very enjoyable They have a free parking area but it is possible to walk 10 minutes to restaurants and shops.

    Not honor Bovoy tier benefits

    This is the only Courtyard that I’ve stayed so far that won’t honor any Marriott Bonvoy tier member privileges. Therefore no breakfast nor bottle water for high tier member.There was not anyone at the reception while I arrived, another guest in front of me has been waiting for long already. When the lady appeared, I felt like talking to a robot as no greeting nor apology for the waiting. Not to mention no welcome bag for platinum member.There was a power outage the first night of my stay due to storm, which resulted the fire alarm to set off. I understand it’s not controllable by the hotel but after power was restored there was still beeping for the whole night from the hallway. On the day of checking out I was told that there is no free breakfast included even for platinum member. The lady said “ this is Courtyard so no free breakfast”.. Really disappointed about the stay and the room rate is also unbelievable high. I should have just stay at the nearby Marriott instead.

    this is a good value , the room was spacious, king size bed and nice couch. the room was quiet and comfortable . the courtyard is nice with seating area and firepit . we had a nice view to the courtyard from our balcony . there is No breakfast nor coffee in lobby though . very clean

    Background - we stayed here with a soccer team for a tournament at the Overland Park Sport Complex. This hotel was still under construction but only in the very front (that I could tell) so you had to go in a side door to get to the lobby - not a big deal. Pros: ~ The lobby was nice, several tables to sit at and a number of tables with couches, TVs and outlets for groups to gather or somewhere to sit to get things done. ~ The rooms appear newly renovated and are in great shape and super clean. ~ The courtyard area was very nice, many places to sit in the shade and sun and a fire table for chilly evenings. ~ The staff was very, very good. Reception was very kind and quick. Our team stayed there and we made a bit of a mess in the lobby area doing an activity and I asked for a carpet sweeper to clean up and they insisted they'd call someone to take care of it, which was really nice.~ Fitness room had two ellipticals and two treadmills and a Peloton bike and free weights. Bottle filler and small towels there.Cons:~ The room (two queens) was small for four people - was fine for a weekend for storage but the bathroom vanity area was very small and shared space with the closet so it got very crowded in there if more than one person was trying to use the sink, get ready or get something from the closet. The bathroom/closet setup would be find for one person staying there or two people who aren't trying to get ready at the same time.~ We were on the first floor facing the parking lot and although there was a full window that appeared to be a glass sliding door, it did not open. (Would have been very convenient for unloading car and for stepping outside for fresh air. Other rooms above and those that faced the courtyard could exit the room to a patio or balcony.) ~ You could hear EVERYTHING in the hallways and in the hallway could easily hear conversations going on in the room. ~ There is NO POOL at this hotel. Our team isn't allowed to swim during tournaments but the siblings along for the ride would enjoy it!The location is nice in that it is near many, many things, however everything requires a car - there is nothing (stores or restaurants) that are in walking distance. There is a "bistro" that serves coffee (Starbucks?) in the mornings and they displayed bottles of liquor but I never saw it open in the two nights we stayed there. (Guessing it was open, I just was not there at the right time - but the point is that if you're not on that schedule you won't be able to get anything.)

    Fresh new rooms!

    The hotel is under renovation and is partially completed. The exterior is now white. Our rooms were fresh and new. The blue color theme looks great. The work is said to be complete sometime in February. We’ll look forward to seeing it when it’s complete. (I do wish shower water pressure were a bit greater.)
