  Lovely dinner, average room.

  We stayed here for one night on our way through to Melbourne. The room was clean & comfortable, but the view of the car park was a bit grim. Oh well, you can’t win ‘em all, we just needed a place to sleep & it was nice to have complimentary bottles of water & a Tim Tam each in the fridge when we arrived, & a complimentary drinks voucher for the restaurant upstairs was a pleasant surprise too. The restaurant served great food & wine. We’d been travelling round Australia & had struggled to find vegan food, but here I found a delicious ‘chicken’ schnitzel that really hit the spot, nice & hot with great fries & a lovely side salad. Very chilled bar area too. The staff were all friendly & welcoming.It’s a short, pleasant walk to a lovey beach where we enjoyed a cold beer at the café & a gorgeous sunset.In all, not the most salubrious place we stayed on our travels but by no means the worst, pleasant enough & in a good location. We would stay here again.

  The offer on the Web site indicates a 25% discount for 3 nights. We arrived after 4pm so the office was closed and a bar staff member took our booking - he charged us the full price as he did not know how to do the discount. I went to the checkin office the next day to obtain the discount but the attendant said the discount was only on line - Know where did it say - 25% discount on line only. It’s the same business - what’s the difference.We will never stay here again

  Fabulous Food and outstanding room and shower!

  I was not familiar at all with Frankston, so I did not know what to expect from a “Pub Hotel Room”- I was blown away by the size of our 1 bedroom apartment, the comfort of the beds and just the best shower that I have had in ANY hotel EVER! The food was amazing as well, and the room service was exceptional, not at least the complimentary mini Bar, with James Squire beers, Tim Tams and water bottles.

  Stayed for a couple of night here for a getaway. Great location with lovely clean rooms. The amenities are great and rooms are pretty basic but all you need. Within walking distance of some places to eat, a great park for kids and also the beach. Only downfall, we were charged twice for our stay however this has been refund but we had to wait.

  Ridiculously overpriced for what you get

  Rooms are $200+ a night at the moment for a very basic motel room below a pub.... In Frankston... You can get decent rooms in the Melbourne CBD for that price.Rooms have been renovated in the past few years which is nice but grouting in the bathroom isn't clean and is getting scungy. Outlook from window is over the carpark and a muddy river - no privacy if you want to leave the blinds open to let natural light in.The noise coming into the rooms is terrible - can hear everything going on in the corridor and everything happening in the carpark. Even worse is the constant scraping noise from chairs on the ceiling in the pub above (though this seems to mostly stop by about 10pm).Missing some of the little details such as only one towel and 1 drink for a two person/two bed room.Beds are firm but comfortable.On the plus side - location is fantastic if you need to be in Frankston - short walk to beach, loads of pubs, food options and shops just across the road. Free parking is plentiful (but not secure at all), free minibar is a nice touch and room service from pub upstairs is useful.Probably wouldn't consider staying here again unless the prices are lowered. Totally ok for a one night visit, if you can deal with the noise.
