  It was an incredible vacation that allowed me to contemplate around pine trees and magnificent sea!!! From the moment I woke up in the morning to the sunset before evenings I was all in salt and wet from getting into the sea very half an hour!!!!!What an experience…..

  Avoid this Holiday Home – Unreliable Owner

  I had booked a stay at Villa Ratac, only to have our plans derailed by the unforeseen circumstances of the global pandemic. Despite multiple attempts to communicate with the owner and request a refund for the rental fee, our experience has been nothing short of disappointing and frustrating.Not only were we unable to enjoy the property due to circumstances entirely beyond our control, but the lack of professionalism and responsiveness from the owner has left a sour taste in our mouths. It's been over a year now, and we're still waiting for our refund despite many reminders.I strongly advise against booking this holiday home. Look elsewhere for accommodations where your rights as a customer are respected and honored. Tim Falkoni, Owner at Beach Villa Ratac, responded to this review Absolute non-sense in this comment here.   If you can manage stairs, this is a magical place. We had the large apartment with 5 bedrooms and at least 3 bathrooms. Having a washing machine was welcome and timely for us. The villa units overlook the Adriatic on a quiet section of coastline. Wonderful! Note there are many many stairs to some units.

  We stayed at Croatia Gems Villa Slano in the Pine room this past August. The property, like many others was built into the side of a cliff along the Adriatic Sea about a half hour from Dubrovnik and a 5-minute drive from the adorable village of Slano. Each villa is a bit different size, shape, and décor. While the outside of the property is spectacular with incredible views of the sea, the inside and comfort could match the outside with just a small amount of extra care.What’s wonderful – the views are spectacular, the area by the sea is lovely with shady and sunny areas and lots of rafts to use. Each apartment is situated in such a way that it has a view of the sea. Lime trees, orange trees, lemon trees, fig trees outside and there are wonderful balconies and outside eating areas. The woman that cleans the rooms is super nice and working very hard every day. The apartment had a coffee pot and working stove and good size refrigerator and a wonderful balcony with table with a great view.The hotel is near Slano which has some very nice restaurants and small shops and grocery stores with the essentials. Slano is a port with a lot of boats. It’s a cute town to walk around with some small rocky beaches. There are also water sports and water tours available right from Slano. It is about a half hour from Dubrovnik. What could be improved are the little things that make a big difference in comfort.• The towels – are hard and mismatched colors and sizes. We had white, yellow, purple all and light orange towels -all sizes, none very large. It doesn’t seem that the villa has any washing machines or dryers and thus must wash everything by hand without softener and hang them out to dry and they become stiff and hard. • Sheets on the bed were scratchy and uncomfortable. Little things like only giving us two pillows and minimal towels and no comfortable comforter. We did get more pillows upon asking.• Mattress was super uncomfortable• The futon in the kitchen was peeling and should be replaced. • Minor maintenance issues in our apartment. All of the drawers in our room were broken, sliding door to the bedroom kept going off the tracks, missing lightbulbs, small pieces of kitchen counter missing, small areas of the tile in the shower were chipped off, and the shower only had a wand that didn’t hang up and the shower leaked out all over the bathroom so that whenever you took a shower the entire floor was soaked, and parts of the bed were peeling off. • Would have been nice to have a washing machine in the units or available for use somewhere on the property• Some cushions on the chairs down by the sea for the hard beach chairs would have made a world of difference – along with a few large towels to use for the beach• An iron and ironing board would be very useful – I’m guessing that it’s not really needed as folks here are on vacation and wearing casual clothing• An ice tray for the freezer to make some ice would be nice• We stayed in a two bedroom, two bath unit with another couple; however, the owner only had one single key – not only for us, but also for them. The only way they could get in to clean was for us to leave the room unlocked. • Our friends were in a place with a shower that was entirely missing the middle glass piece so that their shower sprayed out all into the bathroom as well.These are only small things that are entirely and so easily fixable. What a difference just a few comfort items like some soft comfortable towels and soft sheets and nice bedding would make here. Make copies of the keys!! Get a new dresser if this is broken and you can’t fix it. Do the maintenance. I hear that the villa is entirely sold out and quite popular, so it may seem that folks that visit here are happy to not worry about the little things for all they get. I know that coming from the US, we are spoiled as even in the most basic hotel, we expect a comfortable bed, soft bright white towels, extra pillows, a washer/dryer available and iron/ironing board. Thus, when we encounter such a spectacular villa, our expectations are high.

  A Great Wedding and Large Meeting Venue

  Villa Ratac was a great venue for a wedding which included a total of 28 guests. There was room for more but with 28 we were able to spread out a bit.The Villa has a private dock which provided a way to conveniently and memorably transfer guests to a boat that took guests from the Villa to a dinner and twice to the nearby Elafiti islands. The dock provides private access to swimming which everyone used frequently.The Villa is below the main road and the traffic cannot be heard. However, it is easy to get taxi or Uber service to nearby Slano Bay or all the way to Dubrovnik.Multiple large common areas provided good opportunities for all the wedding functions we had.
