The hotel has 102 rooms, which are located on 7 storeys and are reachable by lift. Guests are warmly welcomed by multilingual staff at the 24-hour reception desk in the lobby.     3-5/2/26 Room 217 Management (if you read this) take note of issues please.We arrived at about 12:45 where cheerful and well spoken English Reina on the desk checked us in. I asked of the room had a view and she said it had one of the best views. We were told to give a porter our bags despite our protestations that we had come this far and were not too old and feeble - we keep our valuables (including passports) close to us and we knew he would ask for a tip. Reina took us up to the 7th floor roof terrace/pool/restaurant via the lift. She showed us what turned out to be the only asset of the hotel. An inviting clean small pool, covered restaurant and tables by the balustrade with lovely views along to both ends of the Sphinx Avenue. We vowed to relax, swim and have a real beer after settling into the room before setting out to battle the locals and traffic. Since our last visit in December 2010 a lot had changed. Reina then took us back down the lift to the second floor where the porter was waiting with our bags. She took us in the room, followed by the porter, and showed us the facilities and the view. She left and the porter waited round for his tip. We are not Americans and had no small change anyway. He left rather disappointed The quite large room had four beds (one a z-bed) with clean sheets (see below for oddities) and blankets plus towels formed into swans and crocodiles. Extra blankets were in the wardrobe. The towels were rather threadbare but they were clean and did the job.Some reviews have commented on the general dated appearance, I agree. The curtains just about covered the windows and were quite tatty with a detached rail on the left.Only three electric sockets were in main room, one supplying fridge, another a multiadapter for TV and Satellite and shorter by the bedside radio (untested). Their Multi adapter sockets are wide bore so thinner bore plugs fit in loosely so the devices, satellite or tv turn off erratically. I bring my own small bore multiadapter which is overall tighter. The bedside unit had switches that controlled a high up bedside lamp and the main light above the door. As there was not much English language TV I plugged in my iPhone via an hdmi adapter to watch some downloaded BBC 'Inside No 9' programmes. A reviewer said there was only one channel in English. By patient channel surfing we found BBC World, CNN, America News and GBNews (the latter two not our cup of tea at all).A kettle was provided on the fridge but there were no mugs, cups, spoons or beverages. It could not be used as its lead was too short. The sockets were behind the chest of drawers and awkward to get to. so it was plugged into the bathroom socket* next to the tap (although we used bottled water from a local shop).The AC controller by the bathroom controlled the central a/c system. There was no handheld controller for the new wall mounted A/C unit.The fridge had seen better days and had stains inside somehow. There was no door on the freezer compartment so I had to put plastic bags at the back and front to freeze small containers of water to make ice.The key and electrics card meant that on leaving the room the card had to be removed so it turned off the fridge, so anything inside may warm up dangerously (the evening sun shone onto the fridge if the curtains were left open). The ice containers I put in never got cold enough to freeze.The bathroom had a hair dryer*, soaps and shampoos provided. The sink was big and useful but no plug. The water pressure was good enough to jet out my razor. There was a real bath but no plughole. A glass screen and curtain stopped the water going on the floor (but it still leaked out somehow). The shower produced only warm water (which was fine in this hot weather), but if showerhead was raised above head the pressure went down to a trickle. The shower leaked onto the floor round the toilet (or it could have been a leaky supply pipe).Only one coat-hanger was in wardrobe, I asked receptionist in the evening to supply... nothing by the end of the night appeared. There were no hooks on the wall, fairly typical of hotels here. Unlined bins were in the bathroom and main room. You never know what was put in the bins beforehand so they felt a bit grubby. I emptied both of them into a plastic bag before checkout, the small inner plastic bin was cracked and filthy, the big one was also filthy so I soaked them both, the small one in the big one. There was no toilet brush in the toilet so any use of the bidet could not be cleaned up. One toilet roll was provided on day two. Complimentary soap and shampoo was provided though.A Juliet balcony with big sliding windows overlooked the sphinx avenue, The Nile, Luxor Temple, large buildings opposite (so the west bank valleys could not be seen - from this second floor anyway) and discarded cigarette butts on the ledge, not a good look. A vacuum clean would help. In the mornings a string of idling coaches was lined up by the wall. We washed our smalls in the sink (I bring a selection of plugs) and dried them on the railing outside - not a good look either but considering the litter everywhere I don't think it was a problem and we were not overlooked.After showering we went up for a beer on the roof (150 each for the local bottle of Stella - 60-80 in the nearby Heineken shops (main station road and edge of tourist Souk). Unfortunately the peaceful atmosphere was marred by awful and loud pop music from a bad sound system turned on when a party of Muslim tourists arrived to eat at a laid on buffet. My friends felt uncomfortable 'exposing' themselves to the women so stopped swimming and changed back into their clothes having dried off quickly in the heat and the breeze. We added a snack to the beer of chips (50) and roasted vegetables (100 - NOT in a sandwich we asked for - the menu was unclear. On leaving the waiter came and asked for 700 (100 more than calculated) which was 'tax' although not specified on the menu. We settled at 700 not wanting to spoil the atmosphere. We do not know where the 100 went, there was no written receipt. we took it as a 14% service/tip. He did deliver the beers though. We had (since then) beers at 100 in a West Bank restaurant to the south of the ferry with no tip or tax added.On going to bed it was obvious and strange that the blankets and sheets were the wrong way round. I don't know how they train staff but maybe sheets and blankets are not their style? On our second evening there was a knock on the door with a staff member offering fresh towels. We declined as we do not need daily towels...we still had not got any coat hangers from our enquiring but we managed. The lock on the door had screws that were too short so fell out and the barrel poked out of the door making it impossible to close at one point. The barrel had to be forced in to close the door (lucky I know my locks). The manager had to slam the door after leaving us so he knows the issue. It was noisy outside at night with horses, cars, coaches and motorbikes even when double glazed windows closed. A horse shoe cobbler was changing horse shoes outside our window which was entertaining.We slept well the first night after sorting the upside-down sheets.In the morning we got up before 9 to go to the rooftop for breakfast. It was buffet style with a plate of the usual over processed cheese, turkey spam (both inedible), boiled egg, jam sachet. A selection of hot foule, hot mashed potato and their soups were on offer as well as sliced fresh bell peppers, tomatoes and cucumbers. An urn provided hot water for their powdered raw tea and instant coffee. It was pleasant sitting in our 'favourite corner' overlooking the far end of the Avenue of Sphinxes. We met a group of Welsh scout leaders experienced in Egypt and they had similar issues in their room. They had no TV service at all and their A/C was dodgy. Overall I suppose this was good value for an international tourist destination but many places compete for those and we have stayed in better hotels elsewhere in Egypt (Giza, with their own issues) for cheaper.Once again (often repeated in hotel reviews) if each room (and bathroom) were deep cleaned and faulty features fixed that would make such a difference. The rooms with a view (x17 and equivalent the other side) first. Systematic attention can then justify the price. Simple things like coat hangers, sturdy mugs, complimentary box of tissues, bottles of water would help. *as the socket could cope with a hair dryer current then I assumed it could cope with a kettle.

    This hotel is extremely dirty. Dirty sheets, dirty towels, wifi doesn’t work. Tap broken. Shower broken. TV broken. Owner dishonest. 5 star reviews are fake.

    Do not judge this hotel on aesthetics only.Within a hour of arrival i wanted to change hotels, the decor is out dated and the rooms could do with a glow up but look at the price you are paying before slating the accomodation.The location is down town luxor so your central to everything and the shops opposite are really good.Room 317 is amazing, over looking the spyinx avenue with a view of the nile and valley of the kings.Do get used to the ypung pups running up and down spynx avenue as they get a bit loud at night but it's the safest place for young pups to be.Respect the culture, 5xs a day you will hear the call to prayers starting from 0515 every day and you will hear it as the windows are not double glazed.There is a kettle but you need to supply your own tea/coffee etc, there is a fridge in the room although we didn't use it due to the state of it although it just needed a bit of bleach to clean it up.There is a tv in the rooms but you only get 1 english radio station and 1 tv programme (bbc news), to be hiest you don't come on holiday to watch tv.Do bring your own towels as the towels supplied were a bit small and old which is fine as you will need your own pool towels.On a positive the bath is a great size, I'm 5ft 7 to give you a idea of size it's defiently not a european half bath.Breakfast is basic but they have the most gorgeous seeded rolls you really must try these dry as they don't need anything else to go on them.The evning menu offers fantastic value for money and the food is quite nice especially the spaghetti bolognaise and chip rolls.The food isn't boiing hot but that's how all food is in arabic countries it's just how they serve their food.As i said i wanted to move hotels within the 1st hor but here i am giving a 5 star rating.The staff go above and beyond thier roles to ensure your stay is comfortable and you can have a laugh with them, they work hard for their money and wages in egypt are very low compared to UK. While tips are not complulsory it's polite to reward such excellent service which all the staff give even housekeeping.This hotel offers incredible value for money and it's only a base as their is so much to do in Luxor and further afield.The beds are super comfy and extra blankets are in the cupboard, do bring your iwn coat hangers as we only had 1 coat hanger in the wardrobe which is fine as a family of 3 i always pack coat hangers.Room size is excellent , very spacious.Do not judge this hotel on looks alone it's worth more than cosmetic value.

    The hotel was perfect for our needs. It’s location is excellent, the view from the terrace is to the Luxor temple and the Nile, both of breakfast and dinner were excellent, with great service and I would like to thank Mr Mohamed for his help . I would highly recommend this hotel

    Staff were extremely friendly specifically Mohamed who is able to take care of your every need : arranging tours and airport transfers , Breakfast is fresh and delicious, the location is steps away from Luxor temple and a short cab ride from other major sites on the east bank • One of my favourite places in Egypt
