  Where do I start, let’s start with the good and keep it short. Free and convenient parking practically at the door to your apartment, the wifi worked well and the bed was reasonably comfortable. There was a little outside garden area with a table and some chairs but the garden area didn’t really look that inviting The staff at the office were friendly.The bad, it is a longer list. When you arrive at the area where the reception office is the area around it looks like an abandoned shopping centre on a council estate with a building that looks like it could have four or five shops, cafes etc but instead is just an empty shell with some of the leaves from outside scattered on the floor and the concreted area out the front of these abandoned shops and reception area is just a faded painted concrete slab.The apartment is really where things go downhill, while opening the door was easy locking it from either the inside or outside with the key which was the only way to lock it was near impossible and I had to call reception to come and help and she showed me how it works and you have to “force” the lever to a 12 o’clock position and then turn the key and after a few tries it did lock but each time I went to lock it I had the same problem over and over again which really shouldn’t be the case locks should work.The apartment is a decent size but so poorly laid out, there is an L-shaped main room with a trundle sofa which I think converts to two single beds at one end of the room and a table and four plastic chairs at the other end with a TV in between. There were also a couple of little tables. There was also a freestanding wardrobe in one corner.The main problems with the room was the lack of lighting with just one ceiling bulb to cover the whole room and while it wasn’t a huge room it needed more lighting. There was a lamp near the sofa but it wasn’t much use.Off to the side was a very steep staircase though I am not sure it would legally qualify in many parts of the world as a staircase and is more of a ladder/staircase and under the stairs were some mops and brooms and a clothes airer thing.Off the main room was the small kitchenette which was pretty typical of the setup you get in this type of accommodation. It had the usual, a small under the counter fridge/freezer, sink, two burner cooktop, microwave and range hood but the only source of light in the kitchen area was the light on the rangehood. There were plates, glasses and cutlery for four people though some things only had three while others had five. A couple of pots and a pan but really no utensils except a strange group of about 6 items and it looked like as things go missing which I guess they do they are not replaced. The sink had a wall mounted dishwashing liquid dispenser but it was attached to the wall and didn’t reach the sink which really defeats the purpose.The bathroom and separate wc were off the kitchen and if you left the door open you did get a little light from there but I am not sure you want to be preparing any meals with the toilet door open.The bathroom had a bath with a handheld shower attachment and a newish looking vanity but no shelf anywhere in the bathroom to put anything though there was a big drawer under the vanity.The toilet was in a separate room but it was so narrow and to make things worse they decided to put what I think was an electric heater on the wall making it very difficult to sit comfortably on the toilet and I know no one wants to talk about toilets but they need to be functional and this really wasn’t for me and I am a big guy but I don’t normally have any issues. Above the toilet were some shelves but I never like to put my toiletries there as you all know what happens, things fall off shelves.The bedroom is up the staircase/ladder and was a decent size but the bed was very low but I guess it needed to be as the ceiling was on the low side being a loft type room built into the slope of the ceiling.The apartment was advertised as being airconditioned and while it was the unit was located in the upstairs bedroom area and while it did a good job of keeping the bedroom area cool it wasn’t as effective on the downstairs area where I spent most of the time when I was in the apartment and kept going off sometimes after I turned it on so in the end I just left it on the whole time.They had security gates but the only time I encountered them closed was when there was a wild boar on the road outside the gate.The location was ok if you had a car as there was nothing much within walking distance the closest shop being the huge Casino supermarket about a mile away.Originally I had booked to stay here for two weeks but luckily I had two separate bookings for a week each so I was able to cancel the second week and go somewhere else.There are two Zenitude properties in Mandelieu-la-Napoule so please don't confuse the two properties as the other one is a much better property than this one.Would recommend that you look elsewhere. Concernant l’espace d’accueil devant la réception, il s’agit de la future terrasse du restaurant qui ouvrira dès février 2024, cette zone est pour le moment en travaux et sera prochainement aménagée. Nous sommes navrés que vous ayez rencontré des difficultés avec votre porte, cela ne devrait pas arriver. Nous aurions dû faire intervenir notre technicien afin de résoudre cela au plus vite. Nous nous excusons si cela n’a pas été fait. Nous disposons en effet dans l’appartement le nécessaire de ménage, pour les clients qui séjournent plusieurs jours cela leur est utile. Certains d’entre eux souhaitent nettoyer leur logement durant leur séjour.Concernant la vaisselle, nous avons pris note du manque de certains équipements et nous en sommes navrés, les logements sont vérifiés avant chaque arrivée, nous ferons remonter cette information à notre service hébergement.Lors de votre séjour, s'il vous manque de la vaisselle, un ustensile de cuisine ou qu'une prestation n'est pas à la hauteur de vos attentes, n'hésitez pas à venir à la réception, nous sommes là afin de rendre votre séjour le plus agréable possible.Pour ce qui est du distributeur de liquide vaisselle, vous avez également une éponge à disposition.Dans la salle de bain, vous disposez de plusieurs éléments de rangements : un placard sous le meuble vasque ainsi qu’un placard au-dessus des wc. Nous n’avons pas souhaité rajouter d’autres éléments afin de ne pas encombrer la pièce.Notre portail est ouvert la plupart du temps en journée pour faciliter les aller et venus des vacanciers, nous le refermons la nuit afin de vous garantir une sécurité. Enfin concernant l’emplacement de notre résidence, elle n’est pas située tout proche des commerces, mais de nombreux bus circulent régulièrement et permettent de se rendre à la plage et au centre-ville rapidement. Nous sommes navrés que votre expérience dans notre résidence Zénitude Mandelieu la Napoule n’ait pas été à la hauteur de vos attentes et espérons que vous avez tout de même passé d’agréables vacances sur la Côte d’Azur.

  This place is disgusting and the service is worse! Ferral cats everywhere including their feces. Broken items. Mold. My wife cut her head open on the poorly designed kitchen. Steep stairs from the upstair bedroom to the bathroom at night. Service or should I say lack of service. And when he was available he usually was talking with the locals drinking a beer. The property is so run down!!   This property is poorly maintained - for example the pool area sported 8 umbrellas all of which were broken and unusable. The garden areas around the units had virtually no grass so when it rained they became mud patches. Inside the unit the steep and narrow stairs to the bedroom were unprotected at the top representing a danger since one had to descend the steps in order to reach the bathroom.   Overall Impression about the Resort Hotel

  Frontage of the Hotel is Beautiful , but inside , the Environment not clean , their gardens are so messy , not maintain , the rooms even though they are clean when we check - in , but no follow -up maintenance within our 1 week stay , I can classify it as 1-star Resort Hotel . This is ideal only for locals who wants excursion.   Two swimming pools, but usually full of kids. Staff was generally helpful. Reasonably comfortable and easy to park a car here not too far from your unit. Not too impressed with the restaurant, but only had one good and one bad pizza, and one bad smoothie. Free bus to the beach. Supermarket is a 20 minute walk so best to have a car.
