Location

This beach hotel is located 100 m away from the beautiful beach of Kiotari, about 60 km away from Rhodes Town and only 12 km away from the famous, picturesque Old Town of Lindos. Kiotari is a beach resort at the foot of the hills. The beach is pleasant, quite large and sandy. There are a number of attractions nearby, including Butterflies Valley and Seven Springs. Rhodes Airport is about 55 km away.

Facility

Units include 408 non-smoking rooms located in a 3-storey main building and 6 auxiliary buildings. The multilingual staff at the reception desk in the lobby are ready to assist you with check-in and check-out. Amenities include a baggage storage service. Wireless internet access is provided in public areas. The tour desk offers assistance with booking excursions. The hotel has a range of facilities for guests with disabilities. Sports enthusiasts are also offered a wide range of indoor activities, including a gym, table tennis, yoga, callisthenics and aerobics. A spa, hammam and anti-ageing treatments are available in the wellness area. At the hotel offers excellent facilities for leisure and relaxation, including a kids' club, a kids' disco and a dance club.

    A resort struggling to deliver a 5* experience

    We booked this hotel expecting the 5-star all-inclusive family experience advertised, but unfortunately the reality fell far short of expectations.The biggest disappointment was the food and drink offering. The main buffet was repetitive, with very limited options for children. Every day seemed to consist of the same pasta and chicken dishes, often chicken on the bone. Fresh fruit was extremely limited, with only one or two fresh options available, while the rest was often tinned, dried or visibly browning. We regularly found basic items unavailable, including milk, Diet Coke, lager, Prosecco and ice cream. Snack refrigerators around the resort were out of order, leaving no snacks available between meal times.The restaurant itself was frequently dirty, and on several occasions we were shown to tables that had not been cleaned from previous guests.The beach experience advertised was particularly disappointing. The beach pizza oven that we were looking forward to simply did not exist. Construction has not even started, and instead there is only a small hut on the beach. If pizza was available, it was transported from the main restaurant and was often cold on arrival. There was also no drinks or snack service available at sun loungers as implied by the advertising.The resort also appeared to be struggling operationally. Ice cream machines were regularly broken, crepes were unavailable on some days, and drinks stations frequently ran out of stock.Safety and staffing were also concerns. During the children’s evening entertainment, a fight broke out between guests and appeared to continue for around 25 minutes before being dealt with by the children’s entertainer and a concierge team member. There appeared to be no immediate security presence despite the hotel being full and alcohol being served throughout the day. Many children were visibly upset and crying. We also observed only one lifeguard covering three separate pool areas, leaving two pools without visible lifeguard supervision for much of the day.Perhaps most disappointing of all was that we raised our concerns with management during our stay. While staff were polite and understanding, the issues continued throughout our holiday.We ended up spending additional money eating at local restaurants because our children simply would not eat many of the limited buffet options available. For a holiday sold as a premium 5-star all-inclusive experience, this was extremely disappointing.There are some hardworking staff members doing their best, and Arland is an incredible member of the team who goes over and above for the guests, but the hotel is currently not delivering the standard of food, facilities and service that we were expecting based on the advertising and price paid.

    Insta vs reality

    We have just returned back from 9 nights at Mitsis village. We are a family of four, with a 5 year old and 2 year old. I should start by saying this is one of the worst reviews I've ever given, I don't usually moan, I don't think my standards and expectations are unreasonable. This is just an honest review. At face value, this hotel looks beautiful. Photos online are an accurate representation of the hotel. And I have come away with some lovely photos of our holiday. In reality, the experience did not meet the same standards. I will summarise as this I am aware I am repeating other reviewers experiences too. - Service is poor. Queries at reception have to be given about 5 times before any action is actually taken. (Broken air con/ not enough towels/ no cot) - couldn't even get into the à la Carte restaurants and I tried to book the morning we arrived! This was so disappointing and they didn't try to accommodate us at all. - main restaurant food was standard all inclusive. Plates were rarely cleared so we would have dinner and dessert plates piled up. Drink selection in here was poor too. - drinks in general at the hotel were below average. I'm also not sure they even contained alcohol as I had a 6-8 alcoholic drinks and didn't even feel tiddly... went out to the complex and had two drinks and they went straight to my head! - they always ran out of things! Ice cream, ingredients for drinks, crepes! Constantly having to choose something else. There was even more than one occasion where they had ran out of plastic cups so couldn't get any sort of drink at all!- queues queues queues. Why there is one member of staff on each bar is crazy to me in a hotel that size with so many people!!! Cocktails were made fresh which was great. But one person on a bar doing this is just ridiculous! - Pools also didn't open until 10am - this is too late for families with children. The life guards may as well have not been there either. They were never paying attention or doing their job. - lack of security at the hotel was worrying. A fight broke out one night between some men at the mini disco and there was no security to be seen. The entertainment team had to sort it out themselves.- I didn't find the hotel particularly dirty, it just often had glasses/ plates / things lying around because staff didn't keep on top of general tidiness... again probably due to the lack of staff? Restaurants often had food, rubbish on the floor which just went overlooked because staff were busy doing other things. What I would say is this hotel has so much potential. With double the amount of staff, better management, sufficient supplies and higher expectations from employees it has all the tools to be a 5* hotel, but at the minute it is way off.

    Definitely not a 5* Hotel. Breakfast - shocking Lunch and Dinner the same menu everyday as in lunch and dinner exactly the same. A la carte restaurants- need to be booked months in advance - hotel should notify you of this. No snacks available in between 230 and 630 - shocking for small kids. Bars understaffed and take an age to serve you. We ate out every night and there isnt an awful lot of choice near the hotel either so for an all inclusive this isnt ideal. Beach is a shambles its set up like a car boot with a couple of vans. Room cleans are rushed and not done properly floors are still filthy after clean. Reception is understaff and gets over whelmed. The staff they do have try but cant handle all of these problems. To top it off reception rang me to clear my 20 euro tab at 8pm the night before check out 😂 Private pool room is the only saving grace.Not worth the fortune we paid.

    So Much Potential… So Many Problems

    I really wanted to love this hotel because it has so much potential, but our stay ended up being far more stressful than relaxing. From the moment we arrived, it felt like the resort was struggling to cope with the number of guests, and that theme continued throughout our time so far. It has got to the point where we have actually requested to move hotels — the supposed 5‑star experience feels more like 3‑star service at best.The first thing we noticed was the lack of branded drinks and the constant shortages. The upstairs bar ran out of beer, tonic and prosecco more than once, and with so few staff, getting a drink felt like an achievement. It also closed early every day — advertised as 6pm, but staff told us they always shut 15 minutes before. The downstairs bar didn’t stock milk or wine, so even something simple like an iced latte or a small wine by the pool was impossible as the iced lattes are made with water. When I made management aware of the lack of drinks items, I was told in an email I could find these at other bars- again not quite a 5* experience.Facilities were another issue. There isn’t an iron in the room, and getting one was near impossible because, according to reception, the irons are used by the hotel laundry team. They do supply a hairdryer if you’re lucky enough to have one in your room, but even then it overheats so badly you have to stop and wait before you can finish drying your hair.Dining wasn’t much better. We queued around 20 minutes just to get into the buffet at breakfast and dinner. The à la carte restaurant was even worse — we waited 50 minutes before anyone took our order, despite asking three times. When the food finally arrived, I was served a dish containing sesame, even though the hotel was fully aware of my allergy. Later, we received an email claiming my husband had said I sent it back due to “preference.” Yes, I do prefer not to have an allergic reaction. The allergy handling was genuinely unacceptable. The souvlaki restaurant was had consistent queues and could been made bigger utilising the space from the closed Mexican and closed Asian with additional staff this would have made it a much better and less busy experience. Likewise if they opened this the same for breakfast as well as the burger/italian/greek restaurant for breakfast this would too help with the business and queues at the buffet.The beach bar was another disappointment. It’s advertised as being built by the end of May, but construction hasn’t even started. At the moment, it’s just a trailer on the beach serving drinks. As for the “pizza on the beach,” it turned out to be a cold slice of pita with cheese on top, brought down from the restaurant.Snacks were almost non‑existent. The only option was pancakes, and the staff making them were consistently overwhelmed. We ended up with cold, hard crepes and eventually gave up and went to the shop for crisps. My son tried to take a piece of fruit from the buffet to have a snack before our dinner reservation and was chased out of the restaurant to return it. If you’re looking for an AI where kids can grab snacks whenever they need them, this is definitely not the place. Again they could turn the closed restaurant in the day into snack bars- it really hasn’t been thought through. Our room also had issues. The fan was broken, and despite raising it multiple times, nothing was done. Normally we’d let something like that slide, but the air‑con was so intermittent that the room became uncomfortable quickly. Where our room was located, there was nowhere to get drinks after 5:45pm because the pool bar closed, meaning we had to go all the way down to the lobby. Not a huge inconvenience, but keeping the top bar open would make a world of difference.And that’s really the theme of the hotel: it’s simply too big for the number of staff working there. The team on the ground are doing their absolute best — you can see how hard they’re trying — but there just aren’t enough of them. We even found ourselves taking glasses back and genuinely considered helping clear plates at one point because the staff were so overwhelmed. Not exactly what you expect on holiday.Management, on the other hand, came across as dismissive. Every guest we spoke to was complaining about the same things. I sent eight emails before finally getting a response, and even then, every time we went to reception (except once), there was no manager available — they were always “on a break.” When we pointed out that this was meant to be a 5‑star hotel, we were told the stars are based on facilities, not service. I’ve never heard that explanation at any other 5‑star resort.Now for the positives, because there are some. The view from the upstairs pool is absolutely breathtaking — genuinely one of the best I’ve seen. The décor throughout the hotel is modern and stylish. There are also water stations dotted around the resort, which is genuinely helpful — just make sure you bring a bottle because cups aren’t always available. And then there’s Phil at the lobby bar. Phil is an absolute legend. When there was no branded gin available, he arranged for some to be ordered in because it’s only stocked on request. The next night he remembered our drinks instantly. He was by far the best part of the hotel and deserves all the praise.In the end, most of the problems we experienced could have been avoided if management actually listened and made changes instead of excuses. This hotel could be great — but it really isn’t there yet.

    Not the beautiful holiday we expected!

    We stayed here for 10 nights in May for our honeymoon with our toddler children. While there were some positives, overall the experience fell short of what we would expect from a hotel advertising itself as a 5-star resort.The hotel was aware that we had been married just two days before arrival, so it was disappointing that there wasn’t even a small gesture or acknowledgment of our honeymoon, such as a congratulations note.One of the highlights of our stay was the à la carte restaurants, which we booked through the app before arriving. The food was excellent, with plenty of choice, and the staff in these restaurants were attentive and welcoming. Unfortunately, the main buffet restaurant was a completely different experience. The food selection felt limited, presentation was poor, and even the fruit options lacked variety. Tables were frequently left uncleared and unwiped, and on several occasions we had to repeatedly ask for a table to be cleaned before we could sit down.Cleanliness around the resort also needs improvement. For example, one afternoon we noticed food left all over a table and sofa area in reception at around 2pm, and when we passed again around 8pm it still had not been cleaned. Similarly, on our first afternoon at the splash park, empty cups and ice cream tubs were left scattered around for hours.Given the number of families staying at the resort and the “holiday village” concept, it was also frustrating that the lifts were often out of order.Bar service was generally extremely slow, and as no branded alcohol appeared to be served, many of the drinks tasted lower quality than expected. On one occasion at the splash pool bar, I asked for two drinks and was told by the bartender, Joshua, that there were no cups available. I returned shortly after and was told there was only one cup, so I was only given one drink. Moments later, the guest behind me ordered two drinks and the bartender began washing cups to serve him. I then had to point out that if cups could be washed for another guest, the same could have been done for us. We found this bar to be the worst service in the whole resort. The staff wouldn’t help each other even when the queues were long and they didn’t have anyone to serve on their ‘station’.Although reserving sunbeds is against hotel policy, this rule was not enforced. As a result, there were often no sunbeds available despite the large number of guests staying at the hotel. In addition, the pools were extremely cold, and because the splash park is located at the highest and windiest part of the resort, our children were shivering and turning blue from the cold. This may improve later in the summer season, but in May it was far from ideal.The resort toilets also frequently lacked soap, paper towels, or functioning hand dryers.Finally, we did not find the staff particularly helpful when asking about practical matters such as the shuttle bus to the beach. In the end, we discovered it was actually quicker and easier to walk.Overall, while there were a few enjoyable aspects to our stay, the hotel did not consistently deliver the level of service, cleanliness, or attention to detail that we would expect from a 5-star resort. Other points to include:- no full length mirrors in the rooms- we found woodlouse in our room towards the end of the holiday- waitress perla was absolutely lovely when we went to the a la carte restaurants- jeta who was the bartender in the reception cocktail bar was amazing and super attentive
