Great views, nice rooms, need to be aware of accessibility to hotel

    rating17 Nov 2025

Want to start off with a big shoutout to the staff, really nice welcome from Diane, and the porters who helped us carry out big luggages up and down steep stairs at all hours of the night for arrival and departureOverall, no regrets with booking this place, we had a great 4 night stay. This place is located at the heart of Oia. Please be aware for people with families, elderly people or health conditions limiting exercise tolerance, the hotel is many steep stairs down which means you also have to take the same stairs up every time you want to leave the hotel. Other than this, the hotel is stunning, we had a private jacuzzi with great views, breakfast made by Anna every morning was really nice. The only little things that bothered me was that the jacuzzi turns off every 30 seconds, and the toilet pools water after every shower. Daily room cleaning, and they even gave us a little surprise for my wife's birthday celebrations.

    Perfection

Absolutely stunning views and property. The rooms are comfortable, clean, and spacious. The breakfast is incredible. The staff go out of their way to ensure you’re taken care of and make you feel like you’re at home. It’s located near shops and restaurants within walking distance. There are a lot of steps, no elevator.

Stunning views yes, but not 'Premium' at all.

This is a frustrating review I'm having to write, simply because we had been looking forward to our Holiday in Oia, Santorini for so long, and although we really enjoyed the Island itself, we feel Caldera Premium villas really let it down. My husband suffers with heart disease and a brain injury, not severely, but some day to day tasks can be more challenging for him, however, he is active as much as he can be, so being aware that Santorini is quite 'hilly' wasn't going to be a huge issue and after researching, I knew we could navigate our way around. We arrived very late in the evening but our helpful Taxi driver informed the Hotel enroute to tell them we were on our way and informed us that someone would need to come and meet us as we wouldn't be able to find it on our own, let alone carry our belongings down, something the Hotel makes no mention of. A gentleman from the Hotel came and met us and took our case, I had another 2 bags with me plus helping my husband, and we proceeded to go down very steep, and what seemed like an endless set of extremely unsafe steps, it took us a long time to get down and I was so anxious by the time we finally got to our room, I was on the verge of booking somewhere else for our weeks stay. This wasn't mentioned anywhere on the Hotel website and I feel they mislead guests. It's not just a large climb (which we could do) it's the fact they are extremely steep and jagged/uneven, and very slippery with the sun on them all day and on a few steps, there are loose wires just laying around and not tucked away. It took us around 4 minutes each day to slowly walk up them and we used to dread to walk back down once we'd been out for dinner. It was particularly scary when it had rained and I actually came down them one day but thankfully didn't hurt myself. Our cave room with hot tub looked beautiful and we were given a complimentary bottle of white wine and water in the fridge, but told water would be charged thereafter (very odd for a Hotel not to provide free water!) The next morning, we enjoyed a buffet breakfast on our balcony, overlooking the Caldera and stunning views. Our room was right next door to the Pool and breakfast bar area. As others reviewers have noted, the lady managing the breakfast is really lovely and helpful, but it did seem like you were in a school canteen environment. We were initially impressed with the options available. Freshly made pancakes/eggy bread, cooked options and cold continental, however, we did find as the week went on, the offerings became repetitive and we ended up missing a couple of days because we got bored, frustrating too, that they took away the only fresh fruit element (watermelon) because they said the quality wasn't good enough, although i thought it was absolutely fine. There are no amenities in this Hotel which is ridiculous, you can get a bottle of water as mentioned, but you have to pay 4Euros for it, once breakfast is done, you can't get any snacks, lunches, drinks etc which means you have to stock up your room fridge as much as it'll allow or keep trudging back up the steeps steps to eat out.The room itself was quite small and I was shocked at how little storage space they have. The 'wardrobe' space is totally inadequate, a tiny little boxed area with a rail with another level just beneath it to house the overly big, unmoveable safe, meaning your clothes had to hang over the edge, creasing them further (no iron available) and only 7 hangers provided (luckily I took my own) No space for drawers or somewhere to put your shoes, so most of our clothes had to stay in the case and shoes were put in the 'hallway' where the Hot tub was. Bathroom shower was nice and powerful, but housed in the biggest shower tray I've ever seen. A total waste of space, given the rest of the bathroom was tiny and again, had no storage for toiletries. The free toiletries were lovely and smelt divine. The Hot tub was a complete waste of money sadly. It's dated and again I think unsafe. You have to climb UP into it and it's a steep step down right in front of the open shutters that get in the way. The jets run for about 30 seconds and then turn off and they're about a powerful as cats sneeze! It also kept us awake quite a bit due to it's constant humming and whirling throughout the night and was only serviced on our 3rd night in. The photo's on the Hotel website are also very misleading, there are no lovely sun loungers around the pool area, just chairs and tables which are used for breakfast, no decorative plant pots or the like, it's actually quite a baron, boring area and the pool is tiny and very cold. Our second day there was very windy which we were prepared for, so the Hotel took away all the furniture and even though the Parasols were bolted to the floors AND tethered to the walls, they took those away too. We understood it for that day, but the days that followed were just breezy, but they still wouldn't put the parasols back up, meaning you either had to sit and bake in the sun, or go inside if you wanted some respite, since there are no shaded areas around the hotel - very poor! On our second to last day the wind was barely 13mph, so I put the parasol back up myself, only for the staff to come and take it down and tell me it was too windy. They only put them all back up the morning we were leaving. We spoke to quite a few other tourist during our stay who told us they were staying in much better accommodation(s) on even terrain and yet with the same beautiful views, so I wish I'd not been sucked into the Hotel's website promising much, but delivering so little. The staff are mostly excellent, especially the guys carrying your luggage, they hoist heavy cases onto their shoulders in baking heat up and down those steps all day long, so they deserve a good tip, but at the same time, I feel they can be a 'too' precious when it comes to letting guests enjoy the surroundings, we literally got to sunbath for one day due to the lack of sun beds and parasols and that is partly what you go on holiday for, to rest and relax, something this Holiday didn't deliver for us due to the Hotels shortcomings.

2 rooms below in dumpy area

    rating22 Sept 2025

While this hotel has beautiful views, pool area, and the breakfast is great, it is also very far down an incredibly steep hill. We dreaded everything we had to come and go. Also, while the rest of the property is beautiful and well kept, they have 2 rooms (#119 and #120) that are below the property and feel like you are near the dumpsters. The rooms themselves are nice but if they are going to use these rooms they need to take care of the road getting there as if it's their property. We stayed 3 nights and heard others had made last minute reservations and had much better locations then our dumpy area. They should have moved us when they had a better location. The picture made us believe we would be next to the pool.

    Stunning Views!

    rating28 Aug 2025

THE VIEWS! This hotel is perched on the cliffs of Oia, Santorini, offering absolutely breathtaking views of the Mediterranean Sea. The scenery is nothing short of spectacular, and one of the true highlights of the stay.Upon arrival, you're warmly welcomed with a refreshing drink while seated on an open-air terrace—there’s no traditional lobby here, which adds to the boutique charm. A staff member then assists with your luggage and escorts you to your room.Important to note: Because the hotel is built into the cliffs, there are many steep steps between the rooms and the main walkway in Oia. This may not be ideal for those with mobility issues or health concerns. That said, the location is unbeatable—right in the heart of Oia, surrounded by shops, restaurants, and stunning viewpoints. The rooms are uniquely designed, resembling modern caves with sleek finishes and a cozy, minimalist style. Everything was spotless, and the cave-style layout adds a distinctive, local charm to the experience. The pool area is small but lovely, offering a relaxed space to unwind, connect with other guests, or simply take in the panoramic sea views.A huge shoutout to the incredible staff—they truly go above and beyond. Watching them carry luggage up and down those steep cliffside steps during check-in and check-out is impressive in itself. Their service and dedication really elevate the overall experience.A stunning place to stay if you're looking for views, location, and unforgettable Santorini charm—just be prepared for the climb!
