  Great location, about 10-20 minute walk to most sites. Room and bathroom are a decent size. Breakfast is repetitive, but is enough to fill you up. Staff is pleasant and friendly.The staircase and elevator are tiny, so it may be an issue if you have a bigger luggage and/or limited mobility. Bathroom is clean but can be smelly because of poor ventilation. Soundproofing is also not great so beware if you are a light sleeper.

  Beautiful Boutique Hotel in a fab location

  Lovely boutique hotel. Great decor. Tiny lift only you plus luggage. Beautifully decorated room and bathroom.Nice roof top area ( but a bar would have made this ideal spot)perfect location for tourist locations and some great restaurants around.Staff friendly and receptionist really helpful with recommendations for good restaurants.breakfast wasn't the greatest, cold option only and no choice just served, fruit, toast, pastry, yogurt coffee or tea, enough to get you started for the day

  Great staff, terrible management and uncomfortable stay.

  There were pros and cons to our stay, but unfortunately the cons won out.Pros: Location is amazing. Nearby great historic sites, restaurants, and shopping. The staff at reception was also great - warm and friendly upon arrival, informative of local restaurants, and accommodating to our request to move rooms due to noise.Cons: Noise - as mentioned above. It's an old building, and the walls are paper thin. In our first room, we could hear a young family until almost midnight our first night. We were moved to the opposite side of the hotel, and still struggled with the noise of neighbors.Additionally, our rooms were tiny, despite booking "triple occupancy" rooms. The pictures online of triple rooms do not accurately represent the rooms rented. I rose my concern to management - namely that the first room we'd been assigned was pictured under double occupancy (Raphael Suite); and when I showed pictures of the triple rooms from the website, I was told that those larger rooms are actually quad, and labeled incorrectly online.In our second room (Beethoven), our hot water wasn't operational. On our third night, upon returning to the hotel for the evening, we told the front desk. They mentioned the hot water sometimes "trips" and needs to be reset. They suggested sending a technician to the room if the issue wasn't resolved in the morning. The next morning, the hot water worked again, so we canceled the technician. That following evening, the hot water was off again, and we had to take cold showers.During our stay, we noticed the hallways often smelled of smoke. We wondered initially if there were smoking rooms. On the third night, however, we requested a pitcher of hot water to make tea (see: cold showers). When the receptionist took us through the restaurant, there was an ashtray with several used butts. I'm not sure who was smoking in the restaurant after hours, but it was wafting up the common corridors each night.At the end of my stay, I brought all of these concerns to the attention of the receptionist. She said she would immediately waive the tourist taxes as a courtesy, but could not do anything further without permission of the management (who was not on site that morning). She assured me that management would be in touch with further resolution. When they did finally correspond with me, they defended the room (stating it was a triple, despite the pictures), stated that they could allow smoking in the hotel (considering it a private domicile, despite Italian laws prohibiting), and disregarded my issues with the hot water entirely - they stated that by accepting the waive of tourist taxes, I was contractually agreeing to their resolution, and they considered the matter closed.

  Would we stay here again? Sorry, but no.

  We really liked this hotel. The location was perfect, near the Forum, the Colliseum, 6 minutes to the Moses statue, 15 minutes to Trevi fountain, wonderful restaurants just around the corner. The staff was incredible- breakfast staff, all the ladies at the front desk, they were so friendly and helpful in whatever we needed. The breakfast was plentiful and good. The room with king bed was large and kept clean. We just had 3 problems. First, the internet was poor. Many evenings we would come in and find many people in the entry area because that was the only place the internet would work. Second, the mattress was as hard as the travertine columns at the Forum. Third, the area around the hotel has a lively night life, til 1-3 am. So, if you don't need internet and don't mind a very firm bed and can sleep through people laughing and shouting through the night, choose this place. Again, the staff, the location, and the room size are amazing. Just be aware of the other details.

  Really nice hotel in great location

  Hotel in a very good location. 10 minutes to the Colosseum. The reception is very friendly and helpful.The elevator is small, but there are also stairs, so those few extra steps daily won't harm anyone.The room is very clean, cleaned daily. Inexpensive minibar. In our room named Chopin, the WiFi worked flawlessly. The air conditioning is indeed a bit noisy, but believe me, after a whole day of sightseeing, you fall asleep and don't hear it. However, those who are light sleepers might have an issue. The bathroom is fine. My tall husband didn't complain about the size of the shower.Breakfasts are tasty, the same every day, but it didn't bother us.
