    I saw a number of 1 star reviews for this place so I went in with some apprehension. Honestly for the price you will not find a better value for location, size of room, cleanliness and friendliness of staff.I will book here again next time I am in Rome. Best for proximity to Vatican.Don't expected to pay Wlmart price and get Four Seasons plush accommodations. This place is a good deal.

    Warning: Terrible Experience – Rude Owner & Poor CommunicationIf you’re planning a trip and value clear communication, hospitality, and basic customer service, avoid this property.The owner, Diego, was shockingly rude and completely inflexible. After I booked and paid, I received very late and unclear information about check-in/check-out. When I tried to ask for a small grace period (literally 10 minutes), I was met with an aggressive and unhelpful response. Instead of working with me, Diego simply told me to “go stay somewhere else.”This is not how travelers should be treated. The experience felt more like a scam than legitimate hospitality. Once they take your money, they leave you with unreasonable rules and no room for discussion.Please think twice before booking here — there are many better, more professional options available. I rarely write negative reviews, but I felt compelled to warn others.

    How we got our Refund after Being Denied Check-In

    We encountered a highly unpleasant situation with the host of this property — he refused to let us check in and claimed we wouldn’t get our money back. We’re sharing this review to help others who might face a similar issue (we’ve seen many similar complaints in Google reviews).Here’s what happened:We booked this accommodation a month in advance. Up until check-in day, we received no communication from the host. When we arrived at the property, no one was there. We knocked—no answer. We called the provided phone number and only got through on the sixth attempt. The host (or staff member) rudely informed us that check-in was "strictly before 5 PM" and that our booking had been canceled without a money refund. He refused to listen, said "bye," and hung up.Crucially, this rule was NOT stated in our booking confirmation or on Agoda’s website. The host never mentioned it beforehand. We double-checked and called back (reaching them on the fourth try), explaining that the policy was nowhere to be found. The host dismissed us, stating he didn’t care and would not allow us to check in—not that day, nor the next two days (we had a 3-night booking). Again, he hung up.We were shocked. How could we follow rules that were never communicated? Even worse, the host refused to accommodate us the following day despite being available—this felt like a scam.We had to book another hotel last-minute. Immediately, we disputed the charge through Agoda: we submitted a complaint via the app and selected the "call them" option. We strongly recommend doing this—otherwise, we might not have gotten our money back. The process took over 3 hours of calls and waiting on hold. Initially, support claimed we’d violated a policy, but we remained polite and persistent, stressing that the rule was never disclosed. Eventually, we received a full refund.Our advice if this happens to you:1. If he refuses your check-in, try to record the conversation (where legally permitted) as proof of the denial and the staff’s unprofessional behavior.2. Verify that the "check-in before 5 PM" rule isn’t in your booking confirmation or messages.3. File a complaint through Agoda and call them — this is crucial.4. Stay calm but firm. Know your rights.We hope no one else goes through this, but if you do, we hope our experience helps. Good luck!

    SCAM!!!! This man deserves to be in hell

    This man is an absolute CROOK!!! The cretin left us stranded with nowhere to stay during to our train arriving late along with all other TrenItalia trains that day. He took £250 of my money, cancelled my booking and left us with our 3 young children in 40 degree heat at 8pm!! He said it was my fault for not booking a different hotel and was surprised when my husband swore at him on the phone!An absolute vile human being who does not deserve a penny from anybody!

    I couldn't stay more than 1 day because the building is and still in construction. i left the next day because we HAD to stay due to the hour we arrived, there is no room to walk inside the room, they are all 3 beds cramp in the room.
