    This small guest house is set in courtyard a 20 minute walk from the city centre. The rooms are large and well equipped, clean and comfortable. Each room is different but they are all charming (we stayed as a family so occupied all but one room). The staff are friendly and helpful - although they only speak Italian so there was lots of google translate and acting going on! Breakfast is plentiful and tasty - home made tarts and cakes, toast, cold meat, cheese yoghurts etc and the BEST cappacinos! The guest house is in an inner 'garden' and is very relaxing. and peaceful There are lots of restaurants and bars within a 5 minute walk and plenty of taxis if the walk into the city centre is too far for your party. Car parking is tricky, but once you find a space it is cheap. For a safe, clean city centre place to stay this is exceptional value and quality.

    Nice staff, tidy and well located. Unfortunately our experience was not as expected since you can hear all kind of noises next door. Trying to catch some good sleep? Well...toss a coin. Breakfast is a plus.

    - It's a guest house in the back of a residential building. Not a "real" hotel, with a lobby, service, etc- No one to open the door when we arrived. We ringed the bell and has no answer (around 8PM). We had to call so we'd be able to get in -- luckily we were able to call.. not all tourists have mobile plans that are able to make phone calls. - Staff doesn't speak English but is friendly - No 24h service- You hear everything going on in the entire hotel. Some people arrived at 4AM disturbing our sleep. At the first floor, you hear people having breakfast in the lobby- Only offers 1 set of keys per room, so if you are a couple that are not always together, you'll need to coordinate well who stays with the keys- Internet connection didn't work for a full dayWe stayed at room 4 (superior double room)- Air conditioner worked very well- Good bathroom with good space. Shower box is small. Good water pressure and temperature- Large comfortable bed. Mattress hardness: mid to hard (not too hard)- Room is clean - Fair breakfast. Croissant, cereal, good espresso coffee.

    Really enjoyed our stay. The staff were helpful and friendly. Rooms were modern, clean and very secure. A short walk away from the metro with plenty of bars and restaurants nearby. Would definitely recommend.

    4 great nights at this B&B. Smal Hotel with 5 rooms! The breakfast was smal with yoghurt, juice, pastries and coffee! The service was great during our stay! We lived om the first floor with balconys. Supermarket yust down the street. Good trattoria 50m up the street(etruria trattoria). 2 bad notes are, broken/blinking lights in the bathroom and mold in the shower!
