  The hotel has some plus's that include the location, rooftop bar,breakfast and staff.The minus's are a lobby that is very small and in need of an update. The rooms are also in need of an update. We found the mattress very hard.

  A welcoming and fun experience

  We had a wonderful three day stay at the Otivm! Our room was nicely appointed with a comfortable bed, nice big towels, and plenty of hangers in the closet (important!). The roof bar is quite lovely for breakfast or an aperitif. The staff are all very friendly, knowledgeable, and Lucca the manager is a wonderful guy who has great recommendations. Plus the location is excellent, especially for a first-time visit to the Eternal City. Highly recommended!   Outstanding Experience at the Otivm Hotel in Rome

  My wife and I had a great 7 day experience at the Otivm Hotel in Rome.  It's curb appear is unassuming but it is very near many of Rome's prime tourist attractions and great restaurants. Their service is exceptional. By chance, when we checked it we met the Hotel General Manager, Luka. He was incredibly welcoming.  He told us that he loved Rome and wanted us to love Rome too. That he and his team would do everything possible to make us fall in love with Rome; and they did!  Our room was almost sound proof, we consider it large for a European inner city hotel. The room was meticulously cleaned/restocked every day and fresh towels/linens were always supplied during the process. They have a great breakfast daily on the rooftop and the rooftop views were spectacular during breakfast and also in the evening when they serve cocktails and small snacks. But overall, it was the outstanding service and friendliness of the entire staff that impressed us the most.  Well done to all involved with our stay at the Hotel Otivm, especially Luca, Tiziano, Arianna, Agata and Giorgio who were always very friendly, professional, knowledgeable and helpful. They all displayed a high sense of urgency towards making us comfortable at all times and loving our Rome experience. Grazie and ciao Team Otivm!   Worst hotel experience I’ve ever had.I booked this hotel for 3 nights, but had to leave the same day. As soon as I entered the room, there was a strong, unpleasant chemical smell. It was obvious they were using chemicals to mask another bad odor — without informing guests.After just 15 minutes in the room, my sister had an allergic reaction (swelling and a severe headache), so we were forced to check out immediately. We stayed less than 2 hours.At first, the receptionist admitted there was a smell. Later, management completely denied any issue and refused a full refund, even though they confirmed they were treating furniture with chemicals. They simply said they “don’t see a problem.”This is not just poor service — this is a complete disregard for guests’ health and safety.Worst hotel, worst service, and absolutely unacceptable attitude towards customers.Avoid this place. Regarding the financial aspect, your early departure was handled strictly according to the cancellation policies of the booking platform you used ([Booking.com]). The claim that we provided false information is incorrect: every transaction and communication with the portal is tracked and documented. While we always strive to provide a welcoming environment, we firmly reject any accusations of dishonest behavior.   Great room in a great spot

  The Otium is in a great location. One can see the Capitaline Museum and the Victor Emmanuel monument from the roof top. The roof is also the dining area with just wonderful views all around. The room (king bed) was clean and relatively spacious. In a past trip we stayed in a room with a balcony which was nicer than the king room (more room and a separate sitting area).
