    there to check you in, just a paper note on the door to go to a different hotel a few blocks away that checks you in. Fun. The bathroom had mold all over the walls and especially in the corners of the shower and due to lack of cleaning the shower, my husband slipped and fell and hit his back and head. Being a bed and breakfast you will hear EVERYONE AND EVERYTHING starting at 5:45am so if you enjoy sleep this place is NOT for you. You walk up to the second floor for this hotel (3 flights of stairs) as the lower floor is a different hotel but I’m pretty sure they share the same breakfast quarters which is fine, however, the breakfast quarters butt right up to each and every room so no one is respectful or quiet in the morning. The air conditioner was rigged and broken and someone had stuffed a cup in it just to get the AC to blow. The TV didn’t work. All in all worst I’ve ever had and while close to the Spanish Steps and Trevi, please for the love of God go and stay literally ANYWHERE BUT HERE! Rome was incredible and we had the best time here but the bed and breakfast was awful. Ciao!

    We arrived, you cannot speak to anyone at the property at all, no reception. After 2 you have to wait and then go to another complex to collect the keys. It’s dirty inside the complex. No lifts, Carry luggage 2 and 3 levels up. Once inside it is not great. Old beds, fridge in hallway on the floor. We left, did not stay at all. I run 2 hotels in Australia and this is not acceptable.

    This can’t be qualified as a hotel. Misleading rating. No on-site reception or hotel manager. Keys need to be collected at an office more than 100m away with no clear indication at closed entrance door. No elevator. Steps are difficult to carry luggage. Rooms on 2nd floor. This is a hostel.

    Although Residenza's location is perfect, The information on the website is misleading and misrepresentative! You arrived after a long flight of 8- 10hours to a closed door giving instructions to walk to another address with your luggage in a town and country you do not now and with no cellphone reception, While on the website it is indicated there is a reception area.... not true!! No on-site hotel manager. Steps can be difficult carrying luggage. Room on 2nd floor with no elevator, Had to drag luggage up 3 flights of stairs. Rooms are very small not as indicated on the website photos!Some rooms entrance abutting breakfast area with lots of noise early in the morning.
