Charming, atmospheric B&B in a historic palazzo

    rating02 Apr 2026

This is a historic palazzo, several generations in the family, with a very special atmosphere. The traditional decoration is very nice, the family is friendly, and the price for a single room was very fair. You are located in the center of the lower town, and very accessible to walk up the upper town as well. They also serve a delicious breakfast in the charming dining room. A great option for staying in Modica.

Amazing experience of old Sicilian family tradition.

What a palazzo. Five generations of history are being represented by heir and host Gianpietro in a very understated and friendly way. The rooms are amazing, very corner of the updated building breathes history and gravitas. Lovely breakfast setting , generous check out procedure. Thank you Gianpietro, for letting us catch a glimpse of your family home.

    Glorious palazzo

    rating22 Oct 2023

Glorious family palazzo of gianpiero’s ancestors and family Gianpiero is a delightful and exemplary host The palazzo is beautiful, the breakfast area gorgeous and the location of the palazzo is in walking distance to many fine restaurants including one literally next door Breakfast is given attention to detail by gianpiero from the croissants (filled with Nutella or custard ), biscuits and pain de chocolat to savoury options yoghurts fruits and juices Nothing more delightful than to pass time dining with a morning breeze coming into the period decorated room The bedroom came with a queen and two single beds and a lovely and spacious shower The only problem was my cousin had trouble negotiating some of the stairs due a recent leg injury , but that is and was a common occurrence in much of the areas we travelled as most were in the old towns

An absolute joy to stay here

    rating28 May 2022

I was delighted and blown away entering the building. It was like being part of a fairy story entering by the huge door in to the covered courtyard. The host was charming and friendly. Our room was huge and cool with thick walls which made it wonderfully quiet. The breakfast room, reached through a patio and up stairs fringed with fragrant jasmine, was full of family items and grandad appeared to show his ancestors. It was relaxed and friendly and I loved staying here. The location is good and although we only stayed for one night we were able to look around town and know we didn't have far to go back to our accommodation. Breakfast was extra and was good - especially the bread.

    Good, but not great, B&B

    rating18 Oct 2019

We stayed for about a week in Room 5 (by the breakfast room). The room is beautiful with a high painted fresco ceiling. Wifi was excellent. The location of the B&B is also excellent, with all of the amenities right outside your door. Room 5 has french doors that open onto a balcony with a stunning view of upper Modica. But it also opens onto the main drag, so there is noise when the doors are open, and others from across/above can see in. So we had to sleep with the balcony doors closed. The proprietors do not speak English. Of course traveling to Italy one cannot expect their hosts to speak English, but it is a huge plus if they do. When their English speaking daughter arrived, she was a big help to us. We had two relatively minor complaints. One is that there is no common area available to guests, so If one of you wakes up in the middle of the night, there is nowhere outside of your room to sit and read or use your computer. When we had friends, there was nowhere to invite them into. The other is that the breakfast is just okay. They provide pieces of whole fruit, but no fruit salad. There are no cooked dishes. The various items (bread, pastries) are fine but nothing special. Despite these minor complaints, overall we were happy with our stay, especially the location, view, and beauty of the room.
