    Could be a lot better.

The hotel is well located to St Marks Square and the Grand Canal for water taxis. The room we had was not great, situated in an attic in an annexe with only a port hole window and a velux roof light. It was very warm. There was little storage space but did have a spacious shower room. The bedroom was clean and well attended by the staff. The breakfast was particularly poor with low quality food in a dismal dining room. We didn’t go back on subsequent days, preferring to eat out.

Quirky and central but not what was expected!

We organised an Italian holiday with the aid of Trailfinders who had this hotel as one of their recommendations. Three days in Venice was the start point. We arrived late in the evening and had to walk further than expected as apparently high tide meant that the water taxi couldn’t get under the bridge on the rio leading to the hotel. Unfortunately we were allocated a room in the secondary building which was set out more like an apartment with its own kitchenette but not even a complimentary bottle of water in the fridge. No heating in the room and a very thin duvet led to a cold night although the next two nights were not quite as bad. Breakfasts were ok with a good choice but on Day Two we had to wait 15 minutes for a table as the (mainly) American guests were all in at the same time before departure! Our main concern was on the second afternoon. We returned from a sightseeing expedition to find our bedroom door wide open. Admittedly the main door to the two rooms was locked but the occupants of the other room could have easily gone through our valuables which fortunately does not seem to have happened. I reported this to reception but unfortunately they were not over-interested and although “we’ll look into it” I still haven’t had an apology or explanation. The location is great but not so the hotel.

The staff were exceptionally polite and accommodating, the décor was beautiful, all amenities were thoughtfully provided, and the location couldn’t have been more perfect.

    It's all about the location!

Stayed for 2 nights in a standard room, we were allocated a room on the 2nd floor of the main hotel. Room was fine if a little quirky.... But then so is the whole hotel! Room was small and bed was in my opinion comfy but my partner didn't think so and woke with a bad back after the first night. Had a little canal view from our window which was nice and there's an outside terrace area on this floor too.Location is absolutely the best part of staying at this hotel it's only 5 mins walk from San Marco, so if you do stay here remember you're paying for the location mostly. The worst thing about this hotel is undoubtedly the breakfast. Now we've stayed in Italy before so we know what to expect, no full English breakfasts here but that's fine as long as the other offerings are good. Sadly nothing about the meagre breakfast here is good. The scrambled eggs were, according to my partner, the most disgusting he'd ever tasted and to be fair they looked it, slimy and awful. There's no lovely fresh Italian cakes or pastries that we've come accustomed to just a few stale croissants and tiny muffins. Tea and a decent coffee are only available on request (they don't tell you this and none of the breakfast staff ask if you'd like one) The orange juice is far from fresh and is more like squash with a strange aftertaste. We ended up just having some toast which was just about palatable. To add to this some poor folk had rooms leading directly off the breakfast room! Straight out of their room and into the breakfast area which must be terrible and very noisy not to mention little privacy. Reception staff were mostly polite and helpful and they let you store your luggage in reception on your day of departure. Plus check out is a decent 12pm so not too early.Would I stay here again? Probably not as the breakfast would put me off returning, it really lets the hotel down not being able to get a filling and tasty breakfast.
