Avoid until managed properly

We booked our stay four months in advance based on good reviews, but the standard has dropped dramatically.Check-in & Service: We had requested and received confirmation for an early check-in at 2PM. However, when we arrived at 4PM, we were told our room wasn't ready and were asked to leave and return 1.5 hours later. The manager was overwhelmed, blamed missing staff (though recent reviews suggest this is a recurring issue, not a one-off), and sounded drunk. Multiple other guests were arguing in the lobby over the exact same check-in delays.Room Condition & Maintenance: Upon finally entering the room, the door jammed, and the AirCond unit was leaking in a bucket. The bathroom had mold along the shower door/walls, paint flaking off, and a swollen door from water damage that couldn't open fully. There was no floor mat, and the wall power outlets next to the bed didn't all work. Annoying when needing to charge phones.HousekeepingWe stayed two nights, but noone came to service or clean the room after our first night. To avoid further disappointments, we didn't even try to see what breakfast was, and opted for nearby local cafes and pastry shops instead.Extremely disappointing stay. I cannot recommend this hotel in its current condition.

Horrible and ruined our Venice experience. No one at reception and no way to get in, room so small we couldn’t even lay our luggage on the floor, non functional ac. Just don’t!

The only good thing about this place is the good location. There is no 24 hour desk as stated, I was unable to get into the property for an hour trying to ring various fake numbers on the door, until they finally texted me a code via WhatsApp to let me in, where my key was just waiting n the desk for anyone to take. The place looked haunted with only a couple lights on, my rom was infested with ants, the bathroom mouldy and a whole in the ceiling next to the broken AC. the fire alarm had been tampered with and taken down which was illegal. Luckily I explored Venice as much as possible so stayed away from my room if I could.

Location was not bad. Was about 10 minutes or so of a walk to San Marco and Rialto. Good location.Hotel was clean and warm and both heating and aircon worked. Stairs were steep enough Staff that I met were friendly and the hotel was very clean.Biggest let down was the check in/ check out. No staff for either just a phone number on the door, one of which you could not read. You call the number and get through to a call center to a lad who wasnt very friendly. He told me to wait until I got a watsapp message and send a photo of my passport to him and then he would send me code for door. After waiting outside for about 10 mins another couple staying there let me in and showed me were to get my key and show me to where my room was etc. Had been in my room and gone again by the time I received his message about 40 minutes after I called him. Was a bizzar experience. I booked a single room and did the job perfect. When I say it was small it was very small but it was clean and warm and I didn't need anything. Only downside was main bedroom light did not work and the light from lamp was poor but over all was a good experience. Another big bonus is the shop is a 30 second walk from the hotelWould I stay here again........ absolutely..... ideal location and very good value for money. Would probably go for a bigger room next time tho

Horrendous, Terrible, Smells, a Disaster

Broken air con, wardrobe door fell off when opened and dropped on my wife's foot, it smells very badly of damp and mildew, the smoke alarm cover is missing and nobody there to help. Another family was in the lobby trying to get help but I couldn't help as they only spoke mandarin. This place is the worst place I've ever had the misfortune to enter. The photo's have been obviously altered to make it seems much large. I have photo's of everything I've said as proof. Its dingy and horrible. I tied after 3 attempts to speak to someone on a mobile phone who could not or would not help, i then booked another hotel and left immediately. I am currently trying to get a refund but I may even consider taking this place to the European small claims court.
