Great location, 2 minutes from the Giglio vaporetto stop on Line 1 along the Grand Canal. A leisurely 10 minutes walk from St Mark's Square, easy access to.. everywhere!Friendly, efficient welcome, comfortable king size bed, spotlessly clean well equipped room overlooking the small square, good continental breakfast, excellent bar.Hotel has a small rooftop terrace offering great views.The immediate area is quiet, but there are lots of bars & restaurants within 3 minutes walk in any direction. The only criticisms we had are (1) the shower is over the bath, and the bath has very high sides - not very easy to access, and (2) the aircon unit gurgled like a running tap all night, something we pointed out to the front desk on successive mornings.Didn't put us off, and we'd happily stay again.

Great location for the water taxi, and st marks square, nice roof terraceOur room 496 was in the attic, needed the lights on all the time, it was clean, and the maid service was good but the shower was a joke, hand held hose, no shower curtain or screen, everywhere got soaked, There was a power cut one day, couldnt be helped, but no help or apologies was offered, as no lift working, or torch offered as our room was darkNo hot water one morning, no apologiesWe found the reception staff were not very friendly, or helpful, not even a smileThe breakfast was reasonable, not much hot choice, and could have been hotter, but didnt go hungry Bar was nice, lively, reasonable pricesBetter room, and a smile from the staff would have helped.

Unfortunately, considering the price of the hotel, the overall experience was disappointing.1. Poor value for money. The room rate was quite high for the standard of facilities and service provided.2. Complimentary water only once. We received only two 500 ml bottles of water on the first day. After that, irrespective of the length of stay, guests have to purchase additional water. At this price point, this felt unnecessarily restrictive. All hotels provide atleast 2 bottles of drinking water every day3. Charge for storing luggage after checkout. The hotel charges €1 per piece of luggage to leave bags with the concierge after checkout. It is a small amount, but charging hotel guests for such a basic service felt very unusual.4. Very limited breakfast. The buffet had a small selection of fruit and cheese, with scrambled eggs and bacon as the main hot items. We asked whether fried or boiled eggs could be prepared, but were told they were not available. There appeared to be very little flexibility beyond what was already placed on the buffet.5. Air conditioning did not work properly. We reported the issue to reception in the morning. When we returned in the evening, there had been no improvement.6. No ironing facility in the room. Guests cannot iron clothes in their own room. We were told there is a common ironing room elsewhere in the hotel, which is inconvenient for a hotel at this price level.7. No toiletries in the toilet. Although I discovered a card in the room saying if you want , please contact the front desk. Only one soap and a hair cum body wash. The main positive is the location. The hotel is conveniently located around 300 metres from the Alilaguna water-bus stop, making airport transfers relatively easy. Close to all major attractions. Nothing can beat the location.Overall, the location is good, but considering the high room rate and the number of unexpected limitations and extra charges, we would not stay here again and would not recommend it at this price point.

Great little hotel

What a lovely little hotel! In a fantastic location only 5 minutes from St Marks. The roof top terrace is a great addition and we took a bottle of wine up with us after walking round for hours and exploring the city, before going for a shower to go out for food. The staff were friendly especially the bar staff and breakfast room staff. Breakfast wasn't bad. Basic but it was good enough for us. Fresh orange, coffee, scrambled eggs, bacon and plenty of sweet treats.First time in venice and we are 100% returning and we will book una ala again.
