  DON’T BOOK THIS!!!! The staff is not accommodating or flexible on check in. If you are late past 9pm they will lock you out and stop communicating with you. Don’t take the chance and waste your money. If something happens on your trip and you are late to the location an hour after 9pm then you will get locked out and there will be no communication. I tried to communicate with them that I was going to be late, but they stopped responding. The gate was locked and no one was answering the phones. No instructions were given and all communication stopped. Better to book somewhere else because you never know what could happen on your trip to make you late. Luckily, I was able to find somewhere else to stay, but you never want to be put in this situation.

  Really don’t know where to begin…. When you enter it hits you a smell of mold. It’s like you entered into a 500 year old house. Everything in the room is outdated and broken. The mini fridge not working in any of our rooms. I lost a medicine worth 80$ cause I couldn’t keep it in the fridge. The owner just raised the shoulders and smiled. I would not advise anyone to stay there. Oh forgot about the cockroaches 😡

  The location was great. Very good connection to Venice. It was very quite and comfy. Nice ambient inside. The receptionist was super helpful and nice and gave us tips about Venice and how to get there. The breakfast was more than ok even if it consisted only in croissants, yoghurt and coffee. It is a B&B not a 5 star hotel so I didn't expect a huge breakfast. It served our purpose perfectly. We wanted to stay one night and rest after we visit Venice so that's exactly what we needed.

  The staff is cute and helpful. Whit the traffic Venice is near. The style is pretty everything! Old school Italian Villa so you have the feeling what you need. 😊😊 The breakfast is not so well if you got gluten intolerance because its croissant 🥐 and bagel with butter and marmalade but otherwise it’s okay. ✌🏻The parking is not so well solved but at least you don’t have to leave your car at the street. 🚗 all in all we had a great time here!

  Brilliant transport links, but very poor breakfast!

  I will start with the only real negative....BREAKFAST.Waiter/waitress places a plate with 2 mini baguettes, 4 mini Italian toast pieces, 2 croissants and 2 pots of yoghurt on your table between 2, with butter and spreads. And juice/ hot drinks available on request. Therefore if you like bread 👍 but there was no cereal, fruit, cheese, ham etc. And no self service.Car spaces were limited and staff requested us leave the keys in the car to ensure nobody gets blocked in. We were not keen and as a result we were blocked in (as I guess other guests were also not keen on this idea) the night before our early morning flight. We rang the number at reception and the gentleman reported that he would try and sort it. We did not hear back therefore we slept poorly, but when we awoke the car was no longer blocking us in. It would have been nice if we were informed either way that night.Rooms dated but clean and bathroom clean and modern.Brilliant transport links to Venice via tram, which was literally around the corner.
