  I wish I had believed all of the negative reviews. I am extremely disappointed with my stay and the way this issue was handled.On my first night, I was unable to take a shower because the water temperature fluctuated between scalding hot and freezing cold, even after running it for more than three minutes. I notified the hotel immediately. They sent someone to check and told me the shower was “working,” but it seems they did not run the water long enough to experience the problem.For two nights, I could not safely shower. When I finally asked the front desk attendant to come to the room and test it properly, they saw firsthand how dangerously hot the water became. Only then was I moved to another room.Despite the inconvenience and safety concern, the hotel refused any form of reimbursement. I endured two nights without showering and then had to quickly pack and move rooms while feeling ill from food poisoning. This added unnecessary stress during an already difficult time.When I expressed my dissatisfaction to the manager, I was told I was free to leave a review because it was “my opinion.” However, this is not a matter of opinion — the water temperature was unsafe, and I nearly burned my back.I would strongly recommend choosing another hotel. There are many better options in the area that take guest safety and customer service more seriously.

  excellent location, very clean and all the facilities you need, all that for cheap price, near bus stop, shops and restraunts. I really recommend it. Is quiet as well.

  Self serve Hotel gone wrong

  The most infuriating hotel I have ever stayed at. Their self check in procedure takes so long. Only one person/group can check in at one time and there is only space in the foyer for one group and and their luggage. That's if you can get past the front door which is very difficult even during daytime. They can't even provide illumination for their external keypad. They have cut so many corners that it just doesn't work.Not a great location either. The only good thing is wonderful staff, when they are there.

  Nightmare Hotel - Got kicked out of the hotel even with a reservation!

  Absolutely worst experience of my life! Waited for 2 hours, trying to get checked in. They kept claiming my reservation was for the wrong date, even after I've shown them the reservation number and dates online. They also said I only booked 2 nights when my booking and receipt proved I had 3 nights. Also, the staff barely spoke English, which made it even more difficult to find a solution.Update: I was kicked out after two hours without a place to sleep, even with a reservation made and paid a month in advance. The staff was also rude and refused to give me a proof of what they were claiming about my reservation. Never seen such bad service in my life!I hope I'll at least get a refund.

  We stayed 5 nights, room was not cleaned first two days and we were told they only clean every 3rd day, I did not see this any where in booking details so must be very small print somewhere. The room 101 was very small, the bed was small, if you are over 175 cm tall will be too short to stretch out and quite narrow. The bath is really only a big shower tray. Functional but would not suggest staying more than two nights due to cleaning problem. Location is very convenient. I would describe as more of a hostel than a hotel, we will know to book earlier next time we go to Kyoto in busy period. Basically a room with a bed but not suitable for spending time in, no proper chair for example only a stool with a back a few inches high. Not many breakfast options within a ten minute walk.
