  Good stay if you not fussed about views and rather spend on sight seeing.

  Pros:Location within easy walking distance of beach, ADO coach station, 5th Avenue and ferries.Fridge—very large.Laundry next door which gave service wash at good price and very usefulLarge bathroomGood Wi FI and A/c along with a fan in room.Very convenient to buy basic things from local shops and to exchange money on 5th Avenue. Found it difficult to buy any T bags so take some from home.Many places to eat nearby.Helpful staff who gave good advice and more easy and convenient to book tours through hotel and pick up nearby. Same price for tours in reception.Excellent value for money if you not too bothered about views or luxury place to stay. We used our money for sight seeing instead.Nearby shuttle service which is very convenient to travel to the ruins, cenotes Tullum and Cancun. Much cheaper than taxi and more flexible than ADO timetable.Spacious studioCons:No KettleAsked for suite on lower floor and did not getBit noisy on main roadSparse utensilsBalcony unable to use but ok for fresh air and look out.No amenities in reception or like a hotel

  We needed to stay here for 2 days before we flew home to Ireland and were pleasantly surprised at the place. The apartment was clean, in an excellent location and we found the 2 ladies at the desk, unbelievably kind, warm and welcoming. Thank you Monica and Karina for being such lovely hosts and being so kind to us and our children. We never got tonsay goodbye in person when we left but we appreciated your friendliness.

  Great place, bad management

  Starting with the good - the place is in a good location, the rooms are very clean and well laid out and the onsite staff are very friendly and helpful.The bad - We booked a week here in January but after a few days needed to change our plans due to USA requiring antigen tests to return. At this time the entire world was doing it's best to be as flexible as possible to help out customers. The management here did the opposite, requiring all kinds of 'proof' of flight etc to allow us to shorten our stay which they ended up denying, saying we booked simply to cancel the hotel!?! Logical. They refused to partially refund us even though Booking had no issue with it. Poor unhelpful management. Go somewhere else that isn't trying to make things as difficult as possible.

  Great location away from 5th avenue but still close to everything you need. more authentic neighbourhood with lots of tasty cheap places to eat nearby. The studios are well equipped with everything you need, very modern and clean and super king size beds are very comfortable! Becky who runs it is so lovely and nothing is too much trouble!

  We stayed here for two weeks: It was great! The price was very affordable for a small condo, and there's a grocery store (Walmart) 2 minutes (walking) away. Dozens of restaurants and attractions (and the beach) within a 15 minute walk. For things a bit farther (or if you're feeling lazy) it's super easy to catch a cab on the main street in front of the building. It felt like a very safe area - we never had any troubles walking to or from dinner at night. The staff was quite friendly and helpful for small things (though I don't think they spoke much English - if you're staying here, you'll want to be fairly self-sufficient). Housekeeping kept the rooms very clean.For the price, we were very happy, but there were a few little things that might affect other people's enjoyment. The rooms are a bit noisy (noise carries from the busy street in front of the building, and the hallways are pretty echo-y), if you're sensitive to noise, come prepared with ear plugs. The wi-fi wasn't very dependable, and the water pressure was pretty low. But again, for the price, this place was great!
