No sleep due to noise from aircon and poor soundproofing to adjoining rooms!

    rating26 Apr 2026

We paid for an upgraded Queen room and expected a great night's sleep. Unfortunately, the air conditioning system was so noisy, finally at 2am, we had to switch it off.We then opened the window for some air, but the street noise was so bad we had to close again.Once the air con was off, we suddenly we realised we could hear people talking from the adjoining room, who talked until 4 am, still no sleep.Contacted Jeremy Jourdain, the Ops Manager who explained by return email, that heritage character buildings present challenges in terms of sound proofing, and climate control. For the price paid, and the reply given (above) does not install confidence in us ever returning to this hotel

    Looking forward to staying again

    rating12 Apr 2026

I stayed here with my daughter on her return to university - she decided to stay with me at the last minute rather than her flat and the hotel was really kind changing our room to a twin room. We were greeted warmly and offered a beautiful cool drink on check in. The staff could not have been more helpful during our stay. The room was beautiful with comfy beds, a coffee machine etc. Looking forward to returning for Graduation. Jeremy Jourdain, General Manager at Fable Dunedin, responded to this review Thank you for your lovely review of Fable Dunedin. We’re so pleased we could accommodate the last-minute change and make your stay with your daughter comfortable and enjoyable. It’s wonderful to hear you felt warmly welcomed and well looked after by our team, and that you enjoyed the room and amenities. We look forward to welcoming you both back for Graduation, such a special occasion!

    Comfortable downtown hotel in Dunedin

    rating29 Mar 2026

My wife and I spent two nights at the Fable at the conclusion of our journey through New Zealand. It is a nice hotel, an historic building that has been nicely restored. Our room was compact, but aside from its size, nicely appointed and comfortable. As I recall when selecting the Fable for our stay that there weren’t many options in Dunedin, but that said, it was a very good choice by any standard. The hotel is an easy walk to numerous restaurants (there is also a restaurant on site) and the downtown shopping district. Dunedin is very spread out, so getting anywhere outside the immediate downtown, such as to the beach, or the Otago peninsula or the fabulous botanic gardens, is a drive. The staff was friendly and helpful. We would recommend the Fable to anyone visiting Dunedin and wanting to stay in a traditional hotel in a central location. Jeremy Jourdain, General Manager at Fable Dunedin, responded to this review Thank you for choosing Fable Dunedin to conclude your journey through New Zealand and for sharing such a thoughtful review. We’re delighted you appreciated the character of our historic building, along with the comfort and appointments of your room. It’s great to hear our central location worked well for exploring the city, and that our team made a positive impression with their friendly and helpful service. We truly appreciate your recommendation and hope to welcome you back on a future visit to Dunedin.

    Excellent boutique hotel …

    rating04 Mar 2026

I spent a great three days at the Fable Dunedin, a really lovely boutique hotel a short walk from the centre of town. My room was small but it had everything I needed including USB charging ports. My bathroom, with a walk in shower, was perfect with a full vanity offering. The bar and small restaurant were a great respite at the end of the day sightseeing. Best of all was Romano, concierge at the front desk, who couldn’t have been more helpful, I hope Fable recognise how good he is. If you are a light sleeper ask for a room away from the road at the front. Jeremy Jourdain, General Manager at Fable Dunedin, responded to this review Thank you for your wonderful review of Fable Dunedin. We’re delighted you enjoyed your stay and found the rooms comfortable and well-equipped, and that the bar and restaurant provided a relaxing end to your days exploring.A special thank you for your kind words about Romano, we’ll be sure to pass on your recognition :) We also appreciate your helpful tip for future guests. We hope to welcome you back again soon.
