  We arrived at noon and were told there will be charge for early check-in so instead went to eat lunch. Upon return at 2pm the room was then not ready until almost 3pm. I witnessed almost exact same thing happen to another family the next day. The staff are a group of very young g men that do not make eye contact or even acknowledge you when you are in front of them.Breakfast is great, rooms are clean. The hotel is located in northern section of Miraflores, great beachside running paths nearby.   I could return just because of the hotel's kindness!

  Excellent cleanliness and location! We left early in the morning on an excursion and they made breakfast packets for the three of us! I thought that was very sweet!! There was always complimentary water in our room!Very kind! Few hotels do that!   Tierra Viva Miraflores exceeded all expectations, and provided outstanding value. The staff are genuinely friendly and attentive, and the service throughout my stay was outstanding. The rooms are modern, large, air-conditioned, comfortable, and impeccably clean—perfect for relaxing after a day out in Lima. Two bottles of water were given on a daily basis in my room, and there's a fountain to fill up reusable water bottles on the 8th floor. The included breakfast buffet deserves special praise: truly out of this world. Fresh, delicious, and incredibly varied, it was one of the best hotel breakfasts I’ve ever had. A big thank you to all of the staff at the hotel and a special mention to Lida whose careful attention to detail and guests elevated the experience for me.The location is also excellent, less than 200 m from the Larco Tourist Center Express Bus stop to and from the airport, as well as from the Peruwaina Spanish language school, both on Larco Avenue. A wonderful place to stay in Miraflores, and I wouldn’t hesitate to return.   The staff is what really makes this place!

  This was probably my seventh time to stay at this hotel. The location is wonderful. The rooms are well appointed. The beds are comfortable. The facilities are well maintained. The breakfast is excellent. But for me, what keeps me coming back is the staff. They are always helpful and ready to help a traveler if there is any need. Several times team members went above and beyond what was required of them to help our team with travel needs.
