Let down badly by Booking .com and Guavetur management agents

    rating08 Oct 2025

We arrived at this accommodation to be greeted with loud building works .The receptionist working for Guarvetur ,the management company , explained they had sent us an email ( 9 hours before our departure !) with notice that the pool was closed , she also made reference that Booking.com had also given notice on their site .We checked and could see that Booking.com had indeed given notice , by scrolling down to the list of facilities ; however there was no mention on the properties profile nor at the point of booking , giving the guest an informed choice . However our disappointment was not so much the closure of the pool , but the incredibly loud building works in the surrounding areas After much discussion with her manager on the phone , the Receptionist was able to offer us four alternatives .No 1 was a hotel that we had stayed at before and did not wish to return .No 2 was explained was on a main road with traffic noise .Leaving us to visit the other two. It certainly was not the way we expected to be spending the first day of our Holiday , in Ubers viewing other properties ! But appreciated their efforts to find us a suitable alternative . We are not unreasonable people and just wanted a quiet and relaxing Holiday .We were not only dissapointed but amazed therefore to find both the other accommodations had building sites directly next door to their properties .Feeling completely dispondant , we visited what we thought was Guarveturs HQ but actually turned out to be another sales office . We were given a number to call and I spoke with a lady who made me feel as if I was an utter nuisance and unreasonable in not accepting any of the alternatives . I suggested that if Guavetur could not find anything suitable , that they issue a refund so we could find somewhere ourselves .This suggestion was refused and meant that we had no choice but to return to Eden village to be given a tatty apartment with furnishings that had seen better days and a bed that I could not sleep on as the mattress was so hard . I was pleased to return home to my bed after spending my holiday sleeping on the dirty sofa in our holiday home .The pool it turned out was not closed - although was due to be closed in the incoming weeks . We were surprised that guests were allowed to continue using it , with its missing tiles and exposed concrete. Access to the pool guests was over the building site , over raised air vents and rubble , whilst the noise and dust continued . We saw no signs of the pool being cleaned during the week of our stay . No safety signs or taped off areas .I emailed both Guavetur and booking.com on our return and received no reply from either .They were very quick to take our money but do not seem to recognise just how shabby the accommodation and service is that they are selling to guests in good faith .

    Not the greatest fun

    rating18 Aug 2025

Leaving tomorrow …it’s just our opinion family of five Ages 7 years, 14 years and 17 years kids. My review…brace yah self 🤣🫣🤣🥰.clean, tidy and food was great, always a bonus….if you love ants your in for a treat….we had them constantly, never fear, they put a sign up in your apartment telling you to expect them 🤦‍♀️Grass over grown only just cut it in five days here. Shower….its a drizzle ….also held up with cupboard …cupboard gets soggy in water so that soon failed 😞 ended up holding it up rest of the week whilst showering 🤦‍♀️🤦‍♀️🤦‍♀️.if you constantly want to be told what to do, whilst you have paid a fortune then it’s definitely the place for that, very strict rules as and when they fancy to who they fancy, started to wind me up, even down to putting towels on sun beds, I’m expected to sit on it at 6am and not move until my family arrive 🤦‍♀️🤦‍♀️🤦‍♀️.entertainment at night….horrific if there even is any, arcade:two machines and a pool table everyone fighting for and a hockey table, kids were bored…..btw you must pay for these, bouncy castles two of them….again pay for them. Eating dinner at night, getting dressed up for it…..to most nights not having anything to do, the only entertainment really is in the circus tent on certain nights and it’s not entertainment they looked forced to be up there. Karaoke is great…..but not enough room for all guests, not even enough seats in evening to sit any one outside too. .pool area, kids pool no sun loungers just seats, main pool well too small for the amount of guests. .adult pool empty…..they should just open that up for far end guests then people might have a chance to have a sun lounger and enjoy their holiday. Football…..the bloke turns up in flip flops and a beer…15 year olds playing against 5 year olds, no structure and several got knocked over and hurt. .food was not bad, repetitive, meat not really fresh, but Tbf not bad. .please for the love of god pray you don’t run out of sun cream as one spray bottle in the shop is £21 😱😱😱🫣🫣🫣, the on site shop is extortionate Any complaint they just smile and laugh at you. Not really any engagement or conversations from any staff except hello, good bye, they just clean, clean and clean (which is good) but no engagement. All in all I’d say it’s a place for new families and tiny kids….dont bring teens here, they will be bored, if you have tiny people who go to bed at 7pm and up at 6am this is the place for you. All I can say is….thank the lord for the water park near by and the old town, I wouldn’t rate this a 4 more so a 3, only a 4 for the cleaning side of things. If you want a bit of military bossyness then this is certainly the place for you, I however want to chill and relax without tiny rules to grate on my every move.I’ve added pics of over grown grass, ants, sun cream and miserable entertainment 🤣

Good for short stay but a few negatives

    rating29 Jun 2024

We did a 4 night stay herePros:Large, well equipped apartmentThe receptionist was polite and helpfulOur one bed apartment had 2 bathroomsCons:There is considerable building work on a neibouring building. It is loud every day except Sunday. It is quite remote, 10 minutes to supermarket and local bars. 30 minutes walk to marina. There is nowhere on site to buy water. No maid service if there for less than a week,so emptied our own bins dailyBedding only changed if there for 10 days or more!Check in is at 17.00, check out 11.00 or charged another day.You have to pay a 300€ deposit which Easyjet never warned us ofAs the apartments are all privately owned, there is a variation on the standard of decoration and furnishings. I was concerned that having paid the deposit, there were quite a few things that were tired in our apartment. Heat stain on dining table, cracks on fridge freezer handles, towel rail kept falling off wall, tap operation for the shower didn't work properly , both air con units didn't work at all. We reported the air con as we left as we only needed it on our last evening.Overall, fine for what we needed for our four night stay as we were meeting with family for 2 of those days

A wonderful small complex you should consider when staying in Vilamoura

    rating04 Apr 2024

What a wonderful, sweet place to stay. We were a business group staying in both 1 and 2 bedroom apartments. Both types were huge, some of the biggest we have ever stayed in. Lovely, clean and neutral decor with fantastic balconies. Pool area very clean and although quiet for the time of year we imagine even in summer it would still be very peaceful. Just 3.50 for a Uber to the amazing marina but also within 10 minutes walking distance to a local Spar and numerous bars and restaurants. Our favourites were Graces restaurant and Parky's Bar along with Sailors Corner next to the Spar. Whilst no breakfast is offered onsite you have VilaFlor breakfast cafe 2 mins down the road. One of the best English breakfasts we have ever had abroad. The little tourist train stops down the road and for 6 Euros for adults will take you on a lovely hop-on hop-off tour of Vilamoura. For the prices we paid we would definitely stay again and can highly recommend Eden Village for couples, families and golfers, very impressed!
