  Great location, clean and very economical

  We had 6 nights at Casa das Arcados and would definitely stay there again. Hugo, the owner, messaged us the access code to the building the day before we arrived and our room was as promised (clean, quiet and adequately sized). The location is excellent, right on Rua dos Mercadores, so cafes and restaurants are all within a minute’s walk.

  Stayed for a week in February 2024. Communication was excellent. No issues with the passcode. My room looked over the street but street noise never bothered me (I’m a sound sleeper). Lots of paid parking availability in the neighbourhood. Street parking is free after 7 PM. Everything is walkable. Shopping, food, pier, points of interest. I received a breakfast basket every morning by 8 AM. Water was hot. No signs of any insect infestation as mentioned by other reviewer. Room was cleaned every 2 days. The housekeeper was polite and efficient.This not a 5 star resort. It is located downtown so you get the good (location, culture, access to food and drink, walkability) with the bad (some panhandlers, people partying on the street, no room service or on site concierge). But I felt safe and the staff were only a WhatsApp message away. They responded promptly.This a 3 -4 Star hotel and I knew that going in. My 5 Star review is based on the fact that they provided what was promised. A clean room; great location; daily breakfast; and safety.I have already booked a return trip to their sister property, Casa Ateneu, for January 2025. Shout out to Elisabete, Hugo, and Nuno for their prompt replies concerning my recent booking. ( I had some difficulties with the foreign fund transfer!)

  Very bad experience. Stay away from this property

  It was a very bad experience. When we checked in there was no light in the bathroom and no hot water. None of it was fixed the first night. Also there was a paper advising us of the termites in the building with the instructions not to open the windows and keep the ac at a low temperature. We followed the instructions but the next day when we came back to the room, it was full of termites. We had to pack our staff and move to another room at another building. The next day we had to move again. The manager offered a breakfast as a compensation for the last day. We had none delivered, we had to chase after the staff. It was delivered after 10 am. Same was for the door code. We always had to chase after people. The check out is at 12 pm but the cleaning lady was knocking at our door at 10 am. Extremely disappointing experience.

  BUG INFESTATION! Hotel from Hell!

  BUG INFESTATION !!!DO NOT STAY HERE!! Save yourself from a bug infestation and completely ruining your trip! I have traveled around the world and stayed in 200+ hotels and nothing is as worse as my stay in Casa Das Arcadas. In the 1.5 days we stayed there: 1. They had a massive termite infestation with bugs crawling all over our pillows, suitcases, towels, and more. 2. They had 2 hacker breaches putting my personal data at risk of being leaked. 3. Lied about being a 3-star hotel on travel websites with none of the basic amenities of being a “hotel” such as a reception, or bath items. They have ruined our trip to azores and we are now at risk of transferring termites to our home country. Save your trip, and your home from termites and do not stay in this “Hotel” from Hell.

  Faulty water heater that doesn’t dispense hot water consistently. Super small shower area. Sheets with stains and smallholes/tears. Room had window but instructions stated that it should remain closed throughout entire stay due to termite infestation. No daily towels change. Stairs only accommodation. Not a con but a fact. Plus: convenient location in old town but no on site parking. Shared communal kitchen with water dispenser and fridge. Tip: Paid parking within 5minutes walking. Average 10-12 euros for overnight parking.
