  I would rate this is a 2 -star based on our one night experience. We've stayed in other 3 star accommodations and this was no comparison. The rooms were small , dated furniture , wall marks from wear and tear. Very small bathroom as you had to squeeze around the door just to get in. Place needs a complete overall. The cleaner that was used to clean floors etc is quite strong so not pleasant for people being sensitive. The breakfast area had a small offering but more than sufficient. Expect to take an Uber or train to get to the main downtown area

  I had a booking at this property in conjunction with a flight the next day to the far east via Abu Dhabi on Etihad Airways. Due to the present turmoil in the Middle East we were forced to cancel our flight, which the airline kindly completed. I tried to cancel the booking at this hotel but was told that there were no flight advisory warnings related to the far east and therefore my booking could not be cancelled.I guess the management of the hotel are unaware of the war going on in the Middle East or that they quite simply do not care about their customers. Needless to say I shall never book this hotel again and will advise my colleagues to do similarly. It was not a large amount of money but the indifference of the way in which my request was handled was extremely annoying. It is no wonder that the hotel has such a poor rating.

  Fantastic stay

  We had an amazing time in Lisbon and a fantastic stay at Avenida Park (we were really impressed). We were greeted by Gonçalo who lifted our spirits immediately (after a 3 hour delay at passport control at the airport) and gave us complimentary breakfast. He was extremely helpful throughout and always welcoming when we entered the hotel. The room was very clean and the maids visited daily and did a great job in replenishing and cleaning the room. The hotel may not be to everyone’s taste (only going by some of the historic reviews on Trip Advisor) but we found it had some old charm (had a lovely old staircase) and there was some work going on (which did not inconvenience us). The 1st floor which appeared to have been renovated was immaculate (we were on the 4th floor).The location of the hotel was ideal - right next to the park and Marques de Pombal. Metro ‘Parque’ is literally under 5 min walk up the slight hill and around the corner. About 4 stops (5-10 min) then to Baixa-Chiado where you are in the hub of things.There was a range of things for Breakfast and we enjoyed it. If we ever do return to Lisbon it is highly likely we would check the availability of Avenida Park 1st.

  Very basic hotel

  Stayed here while in Lisbon. The room is small, the breakfast only average and they need a light outside the hotel to light up the name. On the plus side we slept well we were on the 6th floor. The shower was good. The location is good as it is near the metro. Would I stay there again no I would look for a better hotel.

  Old and dirty rooms that look nothing like the advertised photos. The staff did not clean the room properly: the floor was never vacuumed, and the toilet was very dirty. Terrible hotel.
