  Perfectly located in Principe Real. Stunning, clean bedrooms and very welcoming staff!

  I stayed with my mum for the weekend, and had the most lovely experience at this hotel. Firstly, it was so well-located in Principe Real. The street was so buzzy but felt safe and was quiet in the evenings - this was also helped by the double glazing on the windows so we slept very well. The room we stayed in was huge and was the perfect size for my mum and I. The double doors leading to the closet and the bathroom felt like a Paris apartment! The staff were so welcoming and responsive - you could drop them a text and they would reply within seconds. They also allowed us to keep our bags in reception after check out, which saved us a lot of hassle as we could leave our bags and mooch around the city before our flight in the afternoon. I would really recommend staying here if you are staying in Principe Real. I would only say that the breakfast isn't worth paying for (I can't remember if it is an add-on, but if it is, it's not worth it - as the room felt slightly soulless as no windows in that room and the food was average). We also struggled to get wifi in our room. Overall, this felt like a really safe space to stay in for two women and I really enjoyed my stay - I was sad to leave!   Seamless Stay in a Perfect Lisbon Location

  We had a great stay at Casa Oliver Príncipe Real. The staff were friendly and communication was excellent throughout. We arrived at 10pm and although reception wasn’t staffed at that hour, the check-in instructions were clear and easy to follow.The location is fantastic. It’s very walkable with plenty of great options for coffee, breakfast and dinner nearby. The 24 tram runs right past the hotel which makes getting around even easier.Our room was perfect for what we needed. Clean, tidy, well appointed and very quiet.We would highly recommend Casa Oliver and will definitely be staying there again.   Unique historical and beautiful rooms with great value!

  Casa Oliver is a special and unique boutique hotel! Such European historical beauty and in a great area with shopping, world class restaurants and across from a lovely park. Rooms are huge, full of windows and furnished with charm and functionality. It is also surprisingly affordable and great value. My only critique would be to have family rooms that allow more than 2 guests. Would totally come back!!   A HIDDEN JEWEL in Principe Real, one of the most trendy areas in Lisbon

  We LOVE Casa Oliver Principe Real. The customized service, the rooms, the breakfast and specially the staff are amazing. This was our 4th stay and we have always felt at home and very welcome.The CONCEPT of this hotel is unique. Located in a 16th century building, each room has been remodeled and uniquely decorated. No big reception area, the manager greets you with a big smile, a glass of water or a glass of ginginha (local cherry liquor) listening to beautiful instrumental background music while he completes the check-in process.This hotel is a jewel in LISBON. Located in one of the most beautiful areas of the city, just in front of a park, near Bairro Alto, with amazing views of the city, great variety of restaurants and local shops. Whenever we visit LISBON, we will come back to Casa Oliver Principe Real.   No access to premises - avoid!!

  I arrived at the Casa Oliver 11pm 23 January and found it hard to locate. Once inside the shabby shared entrance - there was no access nor staff to assist me entering the so called Hotel. Totally appalling lack of communication or hospitality from this poorly run establishment. Avoid at all cost. I had to urgently rebook another hotel due to the lack of professionalism and carelessness towards guests. Just plain rude behaviour! No apology, nor recognition from the Hotel a week later regarding my sorry experience. This information is visible to all guests prior to booking and is a standard condition of our property. The property had no telephone contact of the costumer , only all the messages by Expedia platform.In line with our usual operational procedure — which has proven effective across many Expedia reservations — we contacted the guest multiple times via the Expedia messaging system, requesting confirmation of their arrival time. Unfortunately, we never received any response.Additionally, and despite the lack of reply, we sent all access codes and detailed instructions to allow the guest to enter the property and access their room independently. The following day, we again requested confirmation or feedback, without any response from the guest.We manage a high volume of reservations through Expedia, and in all comparable cases, guests respond, coordination is completed, and we prepare the property accordingly to receive them. In this instance, all required information and access were provided, and the failure to check in was not due to the property being closed or unavailable.For these reasons, we must respectfully decline the refund request.We remain fully committed to our partnership with Expedia and to delivering a high-quality experience to our guests, while also applying our policies consistently and fairly.Kind regards,
