Grand Bones, Tired Rooms - Stunning location, gorgeous public spaces, a disappointing room and bathroom. Beautiful, but

    rating02 Jun 2026

Hotel Avenida Palace in Lisbon has the bones of a legend. It has the address, the drama, the marble, the chandeliers and the old-world confidence that newer luxury hotels keep trying to fake. For one night, from May 23 to May 24, I paid $439.77 to stay there. At that price, I expected romance, comfort and polish. I got some of it. Not all.Start with the hotel’s strongest argument: the location is outstanding. Avenida Palace sits in the kind of spot that makes a city feel easy. It is right next to Restauradores metro station, steps from Rossio Square and beside the train station, which means Lisbon is not just within reach. It is waiting outside the door. For travelers who like to walk, wander, duck into cafés, chase viewpoints, browse shops and drift through historic neighborhoods without planning every move, this is a superb base.Arriving by car was less smooth, though not a disaster. The hotel was easy enough to find, and parking seemed to be included at no extra charge, a real perk in a city where driving can turn into a test of nerve. The approach to the entrance, though, was awkward. The drop-off wasn’t obvious, and it took me a couple of tries to reach the doorman. It did not ruin the arrival, but it did dull that first grand-hotel moment.Once inside, Avenida Palace knows what it is. The public spaces are beautiful. This hotel does not hide its age. It wears it like a well-tailored dinner jacket. The Belle Époque character, marble floors, chandeliers and elegant salons give the place rich, theatrical charm. The lobby feels less like a check-in area than a scene from a Lisbon novel you wandered into by accident. For about an hour in the evening, the live music added a touch of ceremony. It made the hotel feel alive, not preserved. The spell weakens upstairs. My room is where the hotel’s promise got complicated. Classic design works when it feels cared for, edited and deeply comfortable. Here, at least in my room, the style felt less timeless than tired. The space was cramped, and the furnishings seemed overdue for a serious refresh. To be fair, the bed was excellent: firm, supportive and dressed in sheets that felt properly luxurious. That helped. But a good bed cannot carry an entire room when the rest of the experience lags behind the price. The bathroom was the biggest letdown. At a hotel charging nearly $440 for one night, the shower should not require problem-solving skills. Adjusting the hot and cold water was harder than it should have been. At one point, I had to stop mid-shower and call for help because I could not get the water temperature right. That may sound small from a distance, but it feels maddening in the moment. A luxury hotel bathroom should be simple, intuitive and soothing. This one felt fussy and outdated. The hotel needs a full bathroom remodel, or at least simpler, more reliable fixtures.Noise was another issue. The walls felt thin enough that I could hear the rooms next to mine, which made me oddly aware of my own volume as well. I also noticed the rumble of the nearby metro now and then. Some travelers may brush this off, especially those who sleep heavily or value location above everything else. Light sleepers should think carefully. Families with small children may also want to pause before booking, because this is not the kind of room where silence wraps around you at night.I missed the included breakfast because I had an early morning flight. I have heard strong praise for the buffet and the grand room where it is served, and I suspect breakfast is one of the hotel’s better rituals. Had I stayed longer, it might have softened my view. But for a one-night stay, the room, bathroom and sleep quality had to do the heavy lifting. They did not quite manage it.The verdict is mixed. Hotel Avenida Palace has a magnificent location, a handsome historic shell and public spaces that deliver real old-Lisbon grandeur. It is elegant, atmospheric and memorable in the areas guests photograph. But luxury is not only chandeliers and history. It is also water pressure that behaves, fixtures that make sense, rooms that feel fresh and sleep that comes easily. For nearly $440 a night, I expected a more polished stay. With refreshed rooms, remodeled bathrooms and better sound insulation, Avenida Palace could feel like the full grand-hotel experience its public spaces promise. As it stands, I admired the history, loved the location and enjoyed the sense of occasion downstairs. But I left feeling that the hotel’s beauty is carrying more of the burden than it should.
