Dear Residencial Joao XXII am extremely disappointed with my stay at your hotel. The Hygiene standards in my room were unacceptable, and I was bitten multiply times by fleas during the night. This is absolutely unprofessional and far below what any guest should experience. Marija

Horrible experience - cockroaches, "blood" stains and AC issues led to a very bad night

Cockroaches in the room. Bathroom not clean (one of the stains on the floor looked like blood) and damaged. The air conditioning could not be turned off manually and had no cover. We were cold, water dripped from the air conditioning into the room, the air conditioning was not clean at all, we breathed dust and I got sick because of the AC.The AC automatically turned On and Off every minute or so, made lots of noise. The receptionist didn't feel concern about our problem, didn't offer to switch room. She committed to send the technician to repair the AC but he didn't come and she didn't bother to inform us. Very poor quality of service. We had a very bad night. I would never recommend this place.

Save your money and health and book somewhere else. There is little to no hope they will fix mould in the rooms after seeing same reviews keep repeating and nothing is done, they stopped responding to correspondence as soon as we collected the room keys. Worst place I have ever seen being rented and poses serious questions how do they pass any health inspections and are allowed to rent.

Great holiday not so great hotel

Staff at the desk were pleasant on arrival but Please avoid if you like a clean hotel room Strong smell of sewage that made us gag Dirty stained towels Dirty floors and windows Stained bedding Slept on top of the quilts as didn’t want to get in them However we got this hotel in a wowcher mystery deal so just dealt with it If arriving before check in at 4:30 be mindful they don’t have a safe room for bags they just ask you to leave them on the floor in reception (not behind the desk) Definitely not the same as other 3 star hotels in Lisbon which appear lovely Definetly would not stay here again

I traveled with two children. All paid and confirmed. The accommodation has repeatedly assured me about the self check-in that they will send. The result - no login codes, unwanted communication - only an answering machine and I spent the night at the airport with my children :-(
