  Our Stay a t the New Folias hotel.

  We stayed at the New Folias Hotel in San Agustin for 9 nights in February 2026.The positive side: the staff was friendly and welcoming, especially Carlos, who worked very hard at breakfast and at the pool bar. The pool area was clean and generally well-maintained.Unfortunately, several serious issues affected our stay.The pool toilet smells strongly of urine. The safety deposit box was listed as an amenity on Booking.com, yet we were asked to pay €2.50 per day to use it. This should be clearly stated in advance.The air conditioning failed during the last two days. The Wi-Fi in the room did not work at all. We were first told there was something wrong with our phones, but later, another receptionist admitted that the Wi-Fi “is not very good here.” I had to spend an extra €30 on mobile data. The only way to get a connection was to sit on the balcony at night.The room also needs urgent maintenance: excessively strong shower pressure, rusty and stiff shower controls, cracked tiles near the service shaft, and a toilet constantly leaking water 24 hours a day.For a 3-star hotel, basic services like Wi-Fi, functioning air conditioning, and clear information about extra charges should not be an issue. The hotel has potential, but management needs to address these problems seriously. Regarding the safety deposit box, it is explicitly stated on Booking.com under the "Services" section that this is a paid amenity; it is never listed as free. Additionally, all "extra" charges are clearly detailed in the information sheets provided in every room. We regret that you missed this information during your stay.As for the air conditioning, we cannot assist or fix technical issues if they are not reported to reception at the time they occur. We also apologise for the inconsistency in the information regarding the Wi-Fi; we are constantly working to improve our coverage.Regarding the maintenance of the room, we have taken note of your comments about the shower and the toilet to ensure our technical team addresses them immediately.   Great location, close to beach, shopping & walkways. Room is studio and has what is required for a comfortable holiday.   A reasonable hotel which supports self catering

  Best considered a 3* hotel.Good points - nearly all staff very pleasant and helpfulSun beds just about sufficient for demandBalcony lighting good enough to read by at night - not always the case at hotels!Air conditioning worked wellShort walk to nearby shopping centre (for most local restaurants)Short walk to beach.Small kitchen area is very useful - 2-ring hob, microwave, kettle, crockery, pans and some utensils, plus fridge (though the freezer apartment in our fridge had no door so the whole fridge tended to get very cold).Not so good points - hotel showing its age - some cracked floor tiles in hallways, showers look dated.Breakfast choice limited Extra charge for room safeNo bar or evening entertainmentOne issue we had with the shower took 2 days to get sorted. It was a hand held shower with wall fixing to hold it. However the fixing was broken so that the shower if placed in it only pointed straight out - it couldn't be rotated. We reported it to the front desk to say it should be able to rotate, so they sent maintenance up who just put in a missing screw from the fixing. But no change to the shower direction, so back to reception to be told all the showers were the same. Fortunately we had seen other showers and our room maid helpfully contacted maintenance to say ours needed fixing properly, which it was then done. Full marks to the maid, zero to reception.   Great location & grounds. Lovely clean rooms & comfy beds. Everything you need in kitchenette. Pool great & pool bar. Amazing staff from receptionist, pool bar guy and cleaners. Cocktails fab.   I stayed here for 6 nights very recently, On the night I arrived I was a bit unsettled by something that happened on my way to the hotel. Because of me being unsettled I thought I had been incorrectly doubled charged for one night. As it turned out that was not the case. I apologised the next morning for my confusion. I very knew immediatly I was in a caring place the staff were very polite and understanding. You will have a good experience at this hotel,but please don't expect 5 star for 3 star prices. There were a few minor maintenance issues, I will write to the hotel about that and I sure they'll taken them on board.
