  Place to avoid if you want to have a good holiday

  The apartment itself is average, and the surrounding area isn’t great. In front of the building there's an improvised parking lot where groups of men hang around in the evenings and ask for "tips" for parking. Across the street, a hospital is being demolished. It's quite far from the beach (30 mins by bus), and the apartments are noisy – you can hear neighbors and constant traffic through poorly sealed windows.The biggest issue was with one of the receptionists – a young woman from Argentina. She was consistently unhelpful, gave conflicting or incorrect information, and delayed basic procedures. Examples:•⁠ ⁠we had completed online check-in, but had to repeat it on arrival;•⁠ ⁠she refused to give us the door code, even though other guests clearly used it after hours;•⁠ ⁠she declined our paid late check-out request due to our child being sick, giving different excuses (fully booked, waiting for cleaning team approval, manager's decision 1 minute before check-out);•⁠ ⁠tried to shorten the reception hours arbitrarily;•⁠ ⁠complained our hand luggage “might not fit” in the storage room.Other staff members were friendly and helpful – it's unfortunate that she was the one we saw most often.In summary: not suitable for longer stays, and certainly not for families. In 16 years of visiting Valencia, this was by far the worst customer service experience I’ve had.

  Great location, but constant noise and poor cleanliness ruined the stay

  Great location with easy access to food, shops, and transport to Valencia’s main attractions. However, serious noise issues, lack of cleanliness, and poor staff response made it an unpleasant stay.Cons:Room wasn’t ready on arrival; one guest had to sleep on a sofa with no bedding.Extremely thin walls—could hear next door rooms people making noise constantly.Room next door partying until 2–3am, including drunk guests banging on our doors.Reception was unhelpful and refused to address noise issues.Constant traffic noise from the busy main road outside.Dirty, stained blankets - very very poor hygiene! Completely disgusting red stains.Staff or cleaners making loud noises at 1am and again at 6am: moving furniture, chairs hoovering, talking loudly outside rooms.Pros:Excellent location opposite a shopping mall with restaurants, cafés, and shops.Easy access to central Valencia and beach via local taxi or metro.Domino’s Pizza conveniently next door.AC/heating worked perfectly during cooler nights.

  Comfy bed , good location , clean apartment with good cooking facilities. I would stay here again.

  Lovely clean apartment with a very comfy bed. A good location. Only a 15/20 minute walk into the centre. A fabulous shopping centre directly across from the apartments with a supermarket and hundreds of other shops. A lovely balcony. A washing pod was provided too which was very handy to do at least one wash. The airport is only 15 minutes away. It was located in a busy area so it was a bit noisy with all the traffic at night but that didn’t bother us too much. There was good cooking facilities ( microwave , full fridge , freezer , over , hob).

  The apartment smelled very strongly of smoking so, as we had to go out, we left the windows open and bought air freshener, which took a day to work. There are no smoke alarms so nothing to stop people smoking. The apartment was dated, which a pity. The layout was fine apart from paper thin walls and noisy neighbours at night :-( Finally, the location was good as it was near a metro but I didn’t feel 100% comfortable walking around outside the apartments. A group or couple are probably fine.

  Morally unacceptable money-grabbing manager

  Upon making a last minute booking in Valencia at Pio XII Apartments in October 2023, I immediately realised I had booked for the dates one year in advance from my intended date. Upon realising this, I immediately requested cancellation with a refund. After no response by email and messaged, I finally reached the reception, who informed me the manager was not willing to give me a refund, even though I cancelled immediately. I see this as money hungry behaviour that is morally unacceptable. I run my own rental property online, and would not have the horrible intention to do such a thing to someone who has made a simple error and has immediately tried to amend it. Disgraceful behaviour by these money grabbers. Very disappointing
