  I had a really nice stay at this aparthotel. The room was lovely and in a great location, making it easy to get around and explore the area.Housekeeping was excellent — the room was cleaned daily and coffee and water were replenished each day. The staff were also very friendly and welcoming throughout the stay.The only small downside was the size of the balcony. It’s quite small and seems more suited for hanging things out to dry rather than sitting out there, as there are no chairs provided.Overall, a very comfortable stay with great service. I would happily stay here again. 😊

  Upon my arrival to reception to check-in, the receptionists personal cellphone rang. She ignored me and for maybe the next ten minutes she engaged in frivolity and laughter while I was left standing awaiting her attention. Upon finishing her personal phone call there was no welcome. No apology. I handed over my passport which reception girl photocopied and returned to me. She allocated room 801 to me, so I hauled my luggage to the 8th floor. Upon arrival to the room I was immediately hit by a foul odor. I quickly noted there was no balcony, although the room I booked specifically listed a balcony. Scanning the room for a phone, I realised there was none so I returned to reception to mention the lack of a balcony. She told me the rooms on the 8th floor don’t have balconies so she relocated me to room 701 which had a balcony. I returned to 801, retrieved my luggage and moved to room 701 which had such a tiny, grubby balcony it was unusable. I was expecting a balcony with table and chairs that I could relax at and have a drink. No such luck. Room 701 had the same musty, foul odor as room 801 but I was able to open windows and the “balcony” door to allow some fresh Bangkok air into the area. I did this every day. The bathroom is well past its best. The door is rotting from the bottom and some of the floorboards are rotted through. The shower has very uneven water pressure which also affects the erratic water temperature. My head practically touched the overhead rain shower. The bathroom exudes an unpleasant odor permanently.There were 2 bottles of drinking water in the fridge which I guess are complimentary. However, despite leaving a daily tip for the cleaner, this was only replaced once during my 3 day stay. The tv powers up but produces no content. Enquiries at reception pertaining to the tv operation were fruitless. The safety deposit box in the wardrobe is unattached. Anybody could pick it up and walk off with it. There is a torch mounted alongside the main door. The torch does not work.I stayed at this establishment semi-regularly pre covid. In those days it had a gym, nice rooms, functioning facilities and attentive staff. Those glory days are no more.

  I moved into this hotel 2 months ago. We signed a contract for 2 months (I made a deposit of 10,000 baht). The contract did not say anything about the fact that the deposit is non-refundable.It so happened that I was forced to urgently fly away from Thailand (I had an accident in Phuket and was seriously injured). Not having time to call back to the apartment, I flew to my homeland for treatment and asked my friend to come to the apartment to send my things. When I asked the owners to enter into my position and return the deposit to me, they refused me, saying that I had to live for two months according to the contract, but I violated the deadlines. They also told me that I should not let anyone into the apartment without my presence.I won’t get poorer from 10,000 baht, but it’s unpleasant that such a hospitable country and you have to get into situations where they just want to make money on you. The contract did not say anything about a non-refundable deposit, however, the owners refused to return it, although the apartment was in perfect order by the end of the first month. The second month I could not live, because I was in another country. The apartment has constant problems with hot water. At night, a security guard sits at the reception, who always sleeps and does not speak English at all. If you arrive at night, you will run into difficulties. The owners are very rude to their residents.I would not recommend this hotel to visitЯ переехал в этот отель 2 месяца назад. Мы подписали контракт на 2 месяца (я внес депозит 10 000 бат). Не успев вернуться, я улетел на родину для лечения и попросил приятеля приехать в квартиру, чтобы отправить мои вещи. Когда я попросил собственников войти в мое положение и вернуть мне задаток, мне отказали, сказав, что я должен жить два месяца по договору, но я нарушил сроки. Еще мне сказали, что я никого не должен был впускать в квартиру без моего присутствия. От 10 000 бат я беднее не стану, но неприятно, что такая гостеприимная страна и приходится попадать в ситуации, когда просто хотят заработать на тебе. В договоре ничего не было сказано о безвозвратном залоге, однако хозяева отказались его возвращать, хотя к концу первого месяца квартира была в полном порядке. Второй месяц я не мог жить, потому что был в другой стране.В квартире постоянные проблемы с горячей водой.Ночью на ресепшене сидит охранник, который всегда спит и совсем не говорит по-английски. Если вы приедете ночью, то столкнетесь с трудностями.Хозяева очень грубо относятся к своим жильцам.Я бы не рекомендовал этот отель для проживания

  Great value for central Bangkok location

  Baan K Residence is great value accommodation close to Lumpini Park and some embassies (notably the Australian Embassy). The rooms are comfortable with plenty of space, with good insulation to keep outside noise away. It is convenient to have a kitchenette to save on outside dining and 7-eleven is very close. Free parking is an important bonus in this part of Bangkok. I will stay here again on a visit to Bangkok.

  Close to Silom, Not to far from Subway. It likes apartment that you can stay for nights

  I stayed at this place 2 times in 2 weeks for business trip. The building is not to far from the main road, but far enough that you wouldn't get the annoying sound from main road.You can walk a little bit to subway, the street behind the hotel has a minimart, some local street food, from inexpensive to the luxurious ones. If you walk far enough you can reach the Silom road. But I suggest to take a motorcycle service.The rooms I took, one bedroom, and executive suite. So let's start from one bed room:- There is a kitchen, changing room, living room, separated from bedroom. The size of each area is ok, not too small not too big. But I think it will feel a little small for big guy (I am 187 cm in tall).- I don't like the glass sliding-door between living area and bed room. It make me feel uncomfortable, for example I couldn't work in the night in living area while my partner was sleeping in bedroom.- It's a good room and the one I took is on the back side of building, which got less annoying sound from the street.- bed and pillow are good.The executive room:- If you can afford its price. Just do it. Especially for people who enjoy stay at hotel for a long time.- The air-condition in bedroom's area, somehow, make a noisy sound, but for a while.- bed and pillow are good.- The executive room I got is on the front area of building, which is next to the street. So you may got some noise from car and motorcycle.The breakfast is too normal, and you have to order from 4 choices before 6 p.m., so they can prepare for you in the tomorrow's morning. But you can manage your breakfast by yourself in your room's kitchen area.
