    A 20 minutes Grab ride from old city. Conveniently located near the bus terminal that connects Chiang Mai to Bangkok, if you have an early bus, or arrive late. The place is OK, clean enough. Location or view from the room is nothing to mention, basically just a small place to spend the night. Breakfast was ok. All in all I would recommend, but just as a practical location near the bus terminal.

    When you get tired of the hustle and bustle of the old city this is the area to go to.The residence has an elevator, restaurant, and street barbeque, beer.The is a variety of foods priced for different pockets. The residence was clean. The bathroom did have a musty smell after you shower due to ventilation however if you open the windows in bathroom and room this goes away.The highlight for me was the staff. They are exceptionally friendly and helpful and not because it is their job. The way they interact with each other is amazing. It really was like living with family.

    This was nice place. The room we paid for is nice and comfortable, the A/C works fine, the staff are extremely friendly and accommodating, the odd one does not speak English but that was fine we managed fine. We were close to a super market, a huge shopping mall and a little bit out of the city, however we were a little too far out. For what we wanted to do we worked out we could save money on getting transfers and tours if we just moved closer to the centre of the city. I enjoyed my stay here, thank you ZAK residence.

    Disappointed. The room was too small, smelled musty, and needs rehabbing. The walls are dirty. The bed was rock hard. There were barely any adaptors. Disappointed that the cafe did not serve Thai food. They only cooked Chinese food, which looked a bit overpriced and I almost gagged staring at the menu. I tried to find a cafe nearby, but there are few options. I would not come back here. The one good thing was that the Wifi worked.

    Good basic hotel away from crowded night bazaar area

    Clean, smoke-free rooms with friendly and helpful staff. Located on east side of Chiang Mai, away from the crowded night bazaar area, but easily accessible to it. In the Payap University area so a lot of low cost eating options all around and coin operated laundry facilities. A major shopping center is just a short walk.
