    I stay at this hotel very frequently when I am in Fresno on business. I wouldn’t want to stay anywhere else in Fresno at this point. The rooms are very spacious and have beautiful decor. Yes, it’s old school, and it’s a great change from the boring IKEA furnishings that you find at many chain hotels. The grounds are beautiful. Most of the rooms have a view of the wonderful garden areas. Rooms are quiet for the most part. You will occasionally hear a door slam as people start leaving their rooms in the morning, but overall noise levels are very low. There is a spa that is separate from the pool area and is relaxing to sit in. Rooms are clean, and yes- I have checked under and behind the beds and it is clean there too. If you want a very pleasant experience for a great price, you can’t go wrong with the Piccadilly.

    Convenient location for visiting national parks and heading to San Francisco. The area seemed safe, a lot of food options around. Good value for money, costs similar to a motel room and the quality is higher. We liked the design and vibe of the main building especially. The room was not advertised as having breakfast included but it was offered, though the food itself was pretty bad. The room was clean and smelled good, only the cleanliness of the bathroom could have been better. A bit noisy from the hallway.

    The room was very dirty with unswept and unmopped floors. The bottom of our feet were black with dirt. Furniture was old. Mattress was springy. The hotel offers monthly stays which means there are some sketchy occupants. The pool is not heated so it was mainly used by ducks. No daily housekeeping. This hotel pays guests $5 Starbucks gift cards for reviews which may explain the many 5 star reviews it gets. On the positive side, service was excellent. Breakfast was good,although the same every day.

    I am currently staying here for the night. The room is very dated, the door is definitely not soundproof since somewhere on this floor is a barking dog which sounds like it’s right outside our door, when we turned the shower on, rusty water poured out and the sink faucet doesn’t get hot, front desk told us they had shut our water off today for awhile and to just let it run for ten minutes. The room is basic clean, don’t look at the edges of the carpet, you probably don’t want to look under the bed either., the pillows are very flat, it smells kinda musty. But the price is decent, if you can overlook these flaws, maybe it’s worth it, up to you.

    I booked an Executive King room thinking it would be nicer than regular room which we've stayed in before. I guess I expected a little more than what we got. Yes, room was big enough and quiet. Plenty of space. The bathroom was my issue. Towels were folded and left for us on a rack above the counter. But there was no place to put the towels after showering. It would take so little to place another towel bar on the wall above the toilet and a hook on the back of the door for a robe or other towel. The included breakfast was fairly basic except it did include hot oatmeal, eggs, potatoes, and sausage.
