    This is the second time I stayed in this cozy place. Everything was perfect as the first time. Great people that make you feel at home, awesome location, close to everything, where one can experience the local life yet explore around. I definitely will come back.     unfortunately this hotel is cheating visitors. provides rooms that do not match the photos, with old furniture, with problems with water in apartments. the owner did not respond on booking site and did not return money.We were staying here on 29th-31st october, 2022. But we ran away from this hotel a night later. METİN AKYÜZ, İşletme Sahibi at Ayse 'M' Sultan Hotel, responded to this review You are a big liar and slanderer. You are commenting on places where you do not stay. I will take you to court. We will see you in court.

    DO NOT STAY HERE IF YOU CAN AFFORD TO STAY ELSEWHERE!We arrived late at night. The reception staff was kind and carried our heavy bags to the top floor. We booked a quadruple room - please note, this is meant for four people but only three average sized people can fit. My son is tall and his legs stuck out from the bed like two needles in a small napkin.As it was late I decided to speak to the staff the next day to change rooms or complain at least about the size. Unfortunately I was awoken at 3:30 am after an hour of sleep to the very very very strong smell of cigarette smoke. I could not fall back to sleep after that and that entire night was ruined.The next morning I complained to booking.com who told me that it was up to the hotel what they’d do, as they had already charged me for the full four nights’ stay.The manager then offered a new room in the morning, right next to the kitchen of the hotel. There was no escape from strong smells and sounds.The hotel manager later cheekily cancelled my stay, after I decided to let the entire stay’s expense go (it was so negative an experience from the first night, I refused to stay any more, it was a holiday and I didn’t want to lose any more sleep). Cancelling a stay meant I could not leave a negative review on booking.com, so I am leaving one here.The management refused to refund the rest of the stay, refused to accept it was their fault for the stench of smoke filtering to other rooms and generally was uncooperative save offering an alternative (equally unacceptable) room.Please beware: The rooms are not as advertised and you will have to deal with the smells - smoking, kitchen, resident cat pee. If you are willing to accept any or all these, the hotel is a very cheap option in a lovely area of Istanbul, a few minutes away from the lovely Ortakoy restaurant area and the beautiful Bosphorus. But for us: NEVER AGAIN.

    they sell sea view triple room but it does not existvery dirty bed very dirty broker bathroomto avoid if you want to enjoy Istanbul with your family the good point is the receptionist but it s not enough to life such catastrophic situation

    A very cool hotel with a great location close to everything, very quiet, safe area, and its residents are wonderful. The hotel is very clean and their services are great.
