    Great budget hotel for a couple of nights

    Only stayed for one night on a solo trip but a decent little place for what I needed. It’s a little bit of a walk from the main part of town but great access to the tram route if you needed it, I just walked and it wasn’t too bad but I was tired from walking around all day anyway Bed was really comfy, the room is cosy but was perfectly fine for me, bathroom was also good, and a plus that I booked a shared bathroom room and got one with en-suite.The room also has tea and coffee facilities and includes a little wardrobe with a hairdryer and a tv aswell.The street was quiet had no noise trouble from outside although the walls are quite thin inside the hotel but wasn’t woken up from noise mainly just noise from people coming and going from rooms.One problem I did face however is twice the lights seem to cut out, it happened once on the evening but was rectified quickly and then it happened again in the morning which meant I had to use my phone torch while in the bathroom, it got fixed eventually. And I’m sure that if I could be bothered to find somebody to fix it, it would be sorted quickly Other than that I had a pleasant stay for the price I payed, it’s a great budget hotel in a semi central location. Would stay again.

    Run down, shabby and just awful.

    This was the bleakest most depressing place I have ever had the misfortune to stay in. If we hadn't arrived just before midnight I would have walked straight out. They even made us pay an extra £10 to check in after 10pm. This is not a hotel it feels more like a run down HMO property. We stayed one night and then I checked into another hotel as couldn't stay another second in this awful place. It would be ok for £30 a night if you were desperate. The shower tray didn't drain properly so you were stood in water whilst showering. The room was drab with broken furniture that was probably at least 50 years old. To call this run down property a hotel is misleading and a lie. It's shabby, very overpriced and could do with being completely gutted. Nothing about this place is nice one of the first things we were told is that we mustn't smoke in the rooms (neither I or my partner smoke), I'm not a child that needs to be told this information as a British citizen I'm aware of the laws around smoking and as a non smoker don't expect to be spoken to like a child. Proper hotels always display signage relating to no smoking and don't feel the need to preach rules at paying customers. This grim overpriced excuse of a hotel should be shut down or rented as cheap hostel type accommodation. It's grim, unwelcoming and just awful. Avoid this place and pay a little bit more to stay somewhere decent. This place will suck any joy out of your stay in Edinburgh.

    A decent place without bells or whistles

    We recently stayed here on our trip to Edinburgh.Truly I don't have many complaints! It was a small house with a few rooms. It was reasonably priced and somewhat close to the city center. The area was safe and quiet and it was a short walk to the local café. It doesn't have all the bells and whistles of a rull hotel. It does not have breakfast. The rooms don't have coffee makers but they do have tea and instant coffee and a kettle.The room was relatively small and in some places hard to stand if you're tall, though it didn't pose an issue.We rented room 3 which has a private bathroom as opposed to the other rooms which have a shared bathroom. The private bathroom is down the hall from the room so its not fully en suite but it functioned fine. Water was hot and the bathroom was in good condition.We didn't have any specific issues with our stay and I'd say its exactly what we expected: its a small house with a few rooms. There isn't anything extra to expect but its a good enough location.The only issue we had was the service at times. When we booked we had arranged a time to drop off our luggage in the morning at 9 am. They said this would be fine over email. We were there at 9 and rang the doorbell but nobody answered. There's a sign that warns not to ring the doorbell more than once. We rang it approximately 5 times over 20 minutes but nobody answered. Eventually another person staying there let us in and we were able to call the staff. No staff were around, which was why nobody answered, though we had emailed them when we were going to be there and they confirmed. Either way, they did show up shortly after and allowed us to drop off our luggage so we could explore the city without carrying it around before check-in. We weren't impressed by that, but later i had other interactions with the staff which were positive. I had accidentally locked the key in the bathroom and a different staff very kindly helped me out.Truly this was the only issue we had. The walls were a bit thin but its an older house, we expected it.All around enjoyed the stay. We would likely stay again in a similar situation.

    Nice staff. Room was very small but comfortable. Bath room was even smaller, especially the sink. The shower was relatively large and nice.A tram station is nearby, also some nice pubs and restaurants. Walking to the city center is possible if you don't mind a little walk.

    The rooms are dated and in need of a full refurbish and the walls are very thin you can hear the taps running from the next room. If you read the previous comments then you’ll know exactly what to expect but my advice would be to pay the extra money and stay in a decent hotel. It was probably a one off but we had the fire alarm going off at 04:50 and then again shortly after it went off.
