Location

The hotel is situated just off Leith Walk, in a quiet neighbourhood. A choice of entertainment (restaurants, pubs, nightclubs, cinema and theatre) is available within just 1.5 km of the hotel. Most of Edinburgh's popular attractions such as Princes Street Gardens, Holyrood Palace and the Botanic Gardens are easily accessible from the hotel. Access to bus transport can be found metres away, and Edinburgh Bus Station and Waverley Railway Station are around 2 km and 1.5 km away respectively. By public transport, guests are able to reach Edinburgh Castle in about 15 minutes, while Carlton Hill and Edinburgh Zoo are each roughly 30 minutes away. Edinburgh Airport is approximately 25 km from the hotel.

Facility

Guests can enjoy the pleasant ambience of one of the 26 rooms, 5 single rooms and 17 double rooms. The friendly staff at the reception desk are happy to answer any questions. To ensure guests a comfortable and relaxing stay, the hotel provides various services and facilities, including a baggage storage service, a safe, a TV room, a 24-hour security service, a smoke alarm and a smoking area. Wireless internet access in public areas allows guests to stay connected. The tour desk offers assistance with booking excursions. A garden provides extra space for rest and relaxation in the open air. Parking spaces are available to guests travelling by car (no extra charge).

Rooms

Rooms are equipped with individually adjustable heating. All rooms are carpeted and include a double bed. Extra beds can be requested. A safe and a desk are also available.     Really good stay. We only stayed for 1 night however its easy to get to the center and in a really pritty location. The rooms were big and clean with plenty of space (we were in a room for 4 people) the beds where comfortable. It was quiet and very beautiful. My only cons from our trip was there is no parking available, there is on street however its hard to understand the tariffs. We parked in the omni center instead. The other con are the curtains in our room weren't quite big enough so light was coming through them. However it didnt bother us. Staff are friendly and helpful. Over all good value for money and a beautiful part of edinburgh. Would definitely stay again.

    While the hotel is simple and fairly devoid of personality, the beds were relatively comfy and the concierge were polite. However, there were several issues. First one was the noise levels. The concierge and guest simply have no respect for their voices carrying across the hotel at 1am. Another issue was that we both revievwd shocks from the electrical plugs in the room.All in all, a reasonable budget hotel. May return (if money is tight and we are desperate)

    Unmaintained, shabby and run down. Room was in an awful state of disrepair. Happy with basic accommodation but this fell well below that standard. Endless list of faults and damages in the room we stayed. Do not stay here!

    This hotel should be renamed to hoStel. To start with the positives, this hotel is out a bit further from the city than what we would have liked, however there are frequent busses from outside the door. We came back from a day trip around Edinburgh and 2 beds were made, but the double bed was not made. The negatives:The reception is a hole in the wall and the reception staff on arrival were slightly accommodating (albeit not happy about us providing the £100 security deposit in cash) but the person at the desk when we were leaving was quite ignorant. Wanted to look around the room prior to us leaving to give back the £100 security deposit (which we did not know about on arrival!!). You are provided with ONE key which opens the two from doors along with your bedroom door, we saw this as a safety risk immediately as someone could come into your room (someone tried to get into our room on the Sunday morning).The rooms itself was on the ground floor, across from “reception” was freezing on arrival. And when we came back from a night out, the radiator would not turn on. The decor is something from the 1800s, and the bathroom was adequate but we did not feel comfortable showering there. The amenities were very poor (tiny television), no breakfast offered, but there was a kettle in the room. Long story short, as we felt quite uncomfortable, we left after the first night and found alternative accommodation for our second night, which was safer and more continently located. This “hotel” would be ideal for people on a minimal budget, and definitely not looking for something that is modern.

    Tram ride away from city centre.Clean and tidy place, beds very comfortable had a great night sleep. Bit dated but I would stay again
