    The hotel itself is well located and the rooms are clean and modern. Beyond that I dont have many particularly nice things to say. As mentioned by others the lift is definitely dated and slow to say the least, the interiors are as standard as one can design with little imagination or flair. But the biggest problem, and one you should be aware of if you are booking is the ongoing construction. The lot next to the hotel is undergoing a large construction project. The construction begins every morning at about 8am. You will hear drilling, shouting from the work members and blaring music from that point on, pretty much all through the day. Not the odd chisel, full jackhammering at 8am while they blare music from large stereos. I am not a sensitive traveller or the type to get annoyed by things generally, but the fact that this was not mentioned at check in, on their website etc is really unfortunate. It was rough for me but I worry more so for families travelling with young children or those travelling with people who require a consistent routine of sleep. I do not recommend staying here until the construction is complete

    The only good thing is location of the hotel, on arrival we found front of house not very helpful or pleasant. When entering our room the layout was nothing like pictured when booking , meaning one of us was around the corner with a wall in front not open plan , very basic for the price your paying for the stay , no water in room you have to walk to a water bottle in the hallways with no cups supplied, so you have to take glasses from your room. We never got asked so show are card or give room number when entering the hotel after being out. The room was clean but could do with a more thorough clean, heating system is set to red hot you can't even turn it down or off. Opening the window was nice for breeze but noisy, more of a fan running from another property .

    Stayed here one Saturday night after attending a show at the Playhouse. It was booked very late so was surprised to get a room at a reasonable price. Hotel is charming in its way, clean and well decorated with a contemporary feel, despite retaining many period features. It is also in a really excellent location bang in the city centre and in walking distance to plenty of good cafes, pubs and restaurants. However, there is no bar or restaurant on the site so if your room includes breakfast, you need to walk across the street to Rabbles.The room itself was excellent, a reasonable size and well equipped. The bed, though a double, as opposed to the more common king nowadays, was very comfy. The bathroom was lovely, it looked as if it had been recently refitted. The shower was one of the best I've encountered in any hotel. Despite being in the city centre, there was no traffic noise, though there was a bit of hum from nearby plant (or perhaps heating and air conditioning) but it stopped around midnight.Reception staff were friendly and efficient and even loaned us an umbrella to walk to the theatre.Breakfast across the road was speedy, good quality and very generous quantities.Overall I would say the Frederick House was good quality and value for money and I would certainly have no hesitation in booking it again.

    Clean, Quiet Hotel Close to Edinburgh’s Highlights

    This hotel is in a great location in Edinburgh, especially around Christmas, with the Christmas market close by and The Royal Mile about a 20-minute walk away. The room was clean, comfortable, and pleasantly quiet, which made for a good night’s sleep.There are several nice pubs nearby serving decent pub grub, so eating locally is easy and enjoyable.Breakfast is served at a separate venue for a set price. Unfortunately, it felt poor value for money—particularly if you’re only having something simple like scrambled eggs and toast. The wait staff weren’t very attentive, which added to the disappointment. I would recommend skipping the breakfast and eating elsewhere.Overall, a comfortable and well-located stay.

    Just stayed here and was very impressed with this hotel. Staff friendly and helpful .Rooms amazing with everything you need for a comfy stay .Would recommend and certainly return here again. We all loved our stay there. Thanks to all the staff .
