    I couldn’t find a hotel in Edinburgh within company spending limits and could be bothered with the faff of getting approval for something outside spending limit so booked here. First the good. The bed sheets were clean. The area seems safeIt’s in a nice residential street 4 stops on the tram from the centre. The rest: The place was just really tired and really depressed, everything needs refurbished. The room looked like it hadn’t had any work done to it since the 80s! Everything wasn’t just quite clean enough. The room was really stuffy.The place needs a major update and overhaul. That said, if you are on a budget and you just want a place to lay your head, here is fine enough for that.

    Very disappointed with my stay at Leith House. The bathroom was filthy, with a shower screen strip that was extremely dirty and clearly hadn’t been cleaned properly. The toilet continued running for around 20 minutes after flushing, which was frustrating and concerning. The tiles and floor were dirty, and overall the property felt very shabby and poorly maintained.Cannot check in till 3pm and it was stressed to me by an unfriendly reception I had to be out by 10am The only positive was that the bed appeared clean. Unfortunately, based on my experience, I would not stay here again.

    Had a terrible nights sleep due to the heating being up full on a mild day and the bed felt like sleeping on a rock. Wouldn't stay here again for that reason despite the convenient location.

    Very basic, in need of renovation

    While it was great for transport into Edinburgh centre the rooms were very basic. The quad room is in the basement and had no usable windows so no natural light. The bathroom was in great need of updating, the toilet didn't flush properly, the radiator leaked and the shower had black mould on walls, tray and ceiling ( i didn't use it ) The room was very hot even with the radiator on . We had to leave the bathroom door open to get cool air. The sheets were clean but the mattress needed renewing. Light near TV was falling off the wall and the kettle had rust in the bottom. It was a very noisy room, we could hear the floors and stairs creaking and the front door banging every time someone went in or out. At £84 I wouldn't be returning.

    Disgusting State of Accommodation

    Absolutely appalling state of the property. Filthy carpets, cracked bathroom floor, stained bathroom tiles, toilet not secured properly to wall, rust on taps and stained bath. Bedding was clean. Wouldn't have stayed if I hadn't travelled there for flight the next day. Disgusted with Booking.com will never book with them again.
