This hotel is located in Edinburgh's West End, just 15 minutes' walk from the city's shopping and commercial centre (Princes Street), 10 minutes' walk from Edinburgh International Exhibition Centre and around 5 minutes' on foot from Murrayfield Stadium, the home of Scottish Rugby. This hotel provides the ideal base for both business and leisure travellers to the city, with a diverse selection of bars, train and bus stations, a stop for the local transport system and the tourist centre all to be found within 3 km of the hotel. A local bus stop providing access to a whole range of amenities can be found right outside the hotel. Edinburgh Airport is 12 km from the accommodation.

Facility

The complex was built in 1892. The hotel welcomes guests in a 2-storey building with a lift and 18 rooms. English- and French-speaking staff at the reception desk in the lobby are ready to assist you with check-in and check-out. Amenities include a cloakroom, a baggage storage service and a safe.     A GEM IN THE CITY

    We stayed two nights at the Roseate and from start to finish we were very well looked after. The hotel is close to the city centre and can be easily reached by a short bus journey (bus stop very close by). It is very stylish with a mix of traditional and contemporary interiors. There is a sunny outside sitting area and garden to enjoy. We had our room upgraded to a junior suite which was fabulous with all we could want to make our stay perfect. The staff were very courteous and did everything they possibly could to make us feel welcome. We had a delicious full breakfast each morning to set us up for the day. We visited on day one Edinburgh Castle and on the second morning set off to walk part of the Water of Leith Walkway to explore the art Galleries, Stockbridge and the Royal Botanical Gardens. The weather was excellent - icing on the top!

    We were sold 5* luxury hotel which we certainly did not get. The room we were given was in the house across the road from the main house. The room had dirty carpets, chipped paint, headboard covered in dust and dirt, mould around the bath and very basic facilities. We could hear near by guests in surrounding rooms so loud we could even hear them on the toilet and running taps. In the morning we had breakfast. The food itself was nice however we ordered coffees that arrived almost after we had eaten our food. 2 members of staff told us that they had only worked there for 2 days as an almost admission to their poor service. The hotel was sold as a small luxury hotel and what we received was a bang average hotel that was very basic and dirty with substandard service.

    My husband and I spent a few nights at the Roseate for our anniversary. We were met with such sincere hospitality, we truly felt at home!! Each member of staff we encountered was so kind and helpful. The room was larger than expected and so cozy, with such a lovely view. If you happen to have breakfast here, the eggs benedict is the best I've ever had! My husband thoroughly enjoyed his Scottish Breakfast as well. If we are ever back in Edinburgh, we will certainly stay here again!!     Five Stars at the Roseate

    Arrived on Saturday the 25th, had requested an early check in and were accommodated. We were met by Olivia, I believe one of the managers, very pleasant, assisted in getting us across the street to our room, the Roseate is actually two seperate homes. We were in The Hampton Suite, 2 rooms, very spacious and comfortable. Breakfast was included in our booking which was delicious every morning, we did have dinner the first night there and it too was over the top, the wife ordered the halibut, myself the sirloin, again perfect. Dessert was also very very good, had a chance to thank the young Sous Chef for a job very well done, he seemed very appreciative. The bar is also very comfortable, we had the pleasure of meeting Steffano, a manager who was also assisting with bartender duties. Very very nice, and very passionate about hospitality. Took the time to show me how to make a proper Negroni and was very helpful in helping us navigate Edinburgh. We had one hiccup which the staff handled very very professionally, in the middle of the night water started leaking through the bathroom ceiling, we notified reception and Adam the Night Manager responded immediately. It seems that someone upstairs had overfilled their tub, and...We were moved to a different room for the night, and returned to the suite the following morning. No worries.All in all our stay at the Roseate was nothing short of spectacular. Room quality, comfort in addition to attention to detail by staff was just superior. I wholeheartedly recommend this property if you are looking for a five star experience.
