    No hot water!

    What can I say…….no hot water, not able to have a shower. No apology, just told we need to wait for the tank to heat up! How long? Who knows! This is the second time we’ve stayed at this hotel, the first time we stayed the bathroom hadn’t been cleaned, still the dirt and debris from the previous guest. Thought we’d give them the benefit of the doubt and stay again, wish we’d stayed at home!NEVER AGAIN!

    Always love coming back to this family run hotel .. it's not posh, but the staff are friendly, the rooms clean and the food good value .. give them a ring to snaffle a better rate than on the Internet

    Great hotel in tranquil setting just off M27 motorway. Extremely handy bus service right outside to take you into central Southampton for less than £5 return! Parking was easy and secure. The staff very welcoming and friendly. The Room, whilst dated and in need of redecoration, it did not detract from it being well appointed with beautiful views over the gardens ( loved that I could open the windows wide and get fresh air - not like uber modern , soulless & sterile hotels!) . It was spotless and the bed linens crisp and comfy. The bathroom was large and modern. Plenty of handy usb bedside points. Simple but adequate tea & coffee room refreshments. Breakfast again simple but adequate in an adjoining building. In good weather it was a nice walk across a footbridge. I guess in rain less pleasant! 100% a great hotel and one I would use again, it had a really nice quaint old fashioned feel to it .

    Nice looking place from the outside but when you go inside it’s like going back the 1970’s . It’s very tired and dated the room I stayed in No 15 smelt dirty and had a bad night sleep because the cistern was running all night. Breakfast wasn’t any better not much choice opted for the English breakfast had to wait over 45 mins for 1 sausage 1 streaky bacon and egg , hash brown and a few beans. For £126 a night for me and my wife it not good value in my opinion needless to say won’t be back. How it got its rating on here is beyond me and on check out no one to speak to about the bad night sleep we had

    Excellent location great area , in beautiful grounds . Rooms are very tired and definitely need upgrading , toilet seat was broken and shower mat was filthy. Air con unit didn’t work , broken table plus usb points don’t work . Bed was clean thaugh but pillows need renewing. Reception staff were pleasant until we asked for extra milk and coffee , was told we had our allotted for the the day and should have brought our own that we didn’t pay enough to have further supply so that actually ruined the stay The mouldy fig was excellent and the staff there were fantastic
