    Property and room were unkept. Parking in front of main entrance had trash/food that had been there for a while (an apple that had been discarded was smooshed and shriveled right next to the driver’s door, a pile of coffee grounds (?) near the back right passenger’s door. Hotel had a heavy chemical scent as if they were attempting to cover up a foul smell. My daughter saw two live roaches huddled in the corner of the lobby as we walked in. The desk manager took forever to come out of the back room after I repeatedly rang the bell on the front desk. His attire was more conducive to a surf shop than a front desk manager at a hotel.Bedroom was underwhelming, one of the bed’s was missing top sheet, the fridge was dripping water from considerable ice build up. My husband removed considerable amounts of chunks of ice (3”-5”) wide, indicative of long term ice build up, Toilet seat was yellowed and dingy looking. Tile floor was slippery with cleaning fluid residue. All three of us were so disgusted with the room that we chose not to shower and skipped the free breakfast because we didn’t trust that the food would have been safe to eat. We had a day ahead of travel and didn’t want to have stomach issues while on the road. We spent less than 10 hours at the hotel because of how nasty it was. Quality control and auditing of the rooms is non-existent, evident in the state of the rooms, the lobby and the parking area. Save yourself the trouble and do not stay at this property. Reminded me of some of the hotels in college/Spring Break towns, not in upscale Frisco, TX.

    If I could give this place 0 stars I would. This hotel is ABSOLUTELY DISGUSTING. Every inch is dirty. From roaches running around or dead throughout the property, to the stained carpet (do not walk around barefooted), the discolored and stained sheets, the sink that looked like it was going to fall through the vanity (only being held in my mounds of caulk), a black moldy shower curtain, filthy tub, 2 inch gap between hotel door and the floor, doors not locking, and the air conditioner that sounded like it was going to take off, and the homeless women hanging out in the lobby when we arrived after midnight, your money would be better spent at some place different. Don’t stay here!     Cockroaches!

    Cockroaches! We had 2 rooms for 2 nights. On the morning after the first night we saw cockroaches in the bathroom. We went to front desk and said we would not be staying the 2nd night and we were told we would be given refunds for the 2nd night. One room was paid with cash and the other with points. The cash was refunded but the points never were. Called the hotel and was told a manager would call me back and they never did, contacted IHG and they said hotel manager would call me back and they never did, contacted IHG again and they spoke with manager and he refused the refund and said there were no notes even though I offered to provide proof the one room was refunded. So in addition to having a dirty hotel they are dishonest as well. Literally stay anywhere else!     Nothing has changed! Stay away.

    If I had seen these reviews instead of the bogus photos they have on their website, I would have never stayed at this hotel. Everything the previous reviews claim have not changed. Room was awful. Standing water in the chipped and warped bathtub. Bathroom door had something splattered on it and was ruined by water damage. The attempt at new flooring looked as if it was out in by a third grader. I have no idea how this place is still in business.     Roaches and unclean

    We had three rooms all were not clean there were crumbs and hair clips on floor in one room. Roaches in two of the rooms as well as in the breakfast area. One room had water running down from the shower into room above through the light above our shower into our shower/bath. Toilet seats and showers looked yellow and gross. Staff blamed everything on renovations. They moved us to different rooms that were still not clean or in good condition. Terrible experience would not recommend. We are reward members and love Holiday Inn but definitely not this one. It won’t let me load the video of the water running down.
