    Never Again.

    The location was great. The room was uninhabitable because of the smell of a dead rat coming up through the drain in the sink. We were moved to a room the size of a closet. No working phone or smoke alarm. The bathroom had room for one person. This review is generous. I took pictures.

    The Best Hotel on the Beach.

    I will start with my Valet which was quick and attendative. Our check inn was everything we asked for. Oceanview was perfect. We had a couple of drinks at the bar and couldn’t have had a better bartender Rich made our drinks better than anticipated with a twist. We also had dinner at the Italian Restaurant Matera and had the ravioli lobster with the Salmon. It was excellent not to mention our service from Marcelo. He knew the menu well, it was another great experience. We will return.

    WORST TRAVEL EXPERIENCE OF MY LIFE

    I cannot emphasize enough how terrible this hotel is. Please, please read the reviews before booking. Do not give them the benefit of the doubt. It is literally roach infested and the rooms are filthy and disgusting. It is a nightmare at any price. But they overcharge and also include a lot of hidden fees (resort fees, parking, etc). Also, be careful of third party scams! They act like they are at the front desk of the hotel and make promises that the hotel will never keep. Disinterested Hotel Manager that is rude and dismissive. You have been warned!

    This hotel is way overpriced, it’s old and rundown and smelly and it’s in a not very nice area of Newport, yes it’s on the beach overlooking a parking lot, but the quality of people roaming around are very low class and it’s really gross and smelly I cannot recommend this place. I came for a little getaway to spoil myself, and I hate it.

    Amazing Get-Away Boutique Hotel

    Wonderful boutique hotel with an amazing history, right at the epicenter of all the enchantment that Balboa Island has to offer. This fantastic location, adjacent to Newport Beach, offers a fabulous dog-friendly park and beach access right outside our doorstep. The ferry boat terminal is just down the street, along with the arcade, Ferris Wheel, and all the fun of the boardwalk. Here, one can find many great restaurants and bars and novelty stores just walking distance from the hotel. The community trolley also runs throughout this little town at no cost (*details of this service not provided here.) We loved going to the 'Baja Cantina" just across the street, which is a must-go happy hour! So ideal! Inside the open-air lobby one feels they are in a European villa. The outdoor jacuzzi is pool-size with an amazing view of the ocean and has the perfect hot temperature- the sunset from here is idyllic!! Service was impeccable and so helpful and welcoming. A must-stay when coming to the beach cities of Orange County/Newport Beach. You will feel like you traveled to a paradise!
